Hey Billy,

I got your voice message.

Yes, we are having our meeting this Thursday at Tri Valley HS, 7-9 PM. Our group is still accepting new members so yes the public is invited. Technically our group is centered in the Southwest Coshocton and NW Muskingum Counties, but if you are close then you would be eligible to join. We hope to explain all this at the meeting, so hope you can attend.

Thanks

I rode by woodbury outfitters in coshocton this weekend and saw yet another group forming it's called the utica land group of coshocton and muskingum counties www.ulgcm.org. They claim to have 31,011 acres of land put togheter. With all these groups getting put togheter its tough to decide which one to join. Any feedback on development or best constructed leases these groups are proposing to offer would be appreciated.

JW,

You need to start attending the meeting of these various groups.

You need to listen to their Negotiators and Law Firms speak

You need to compare the lease terms.

You need to compare the costs and obligations

You need to decide what is best for you, your family and your land.

Thanks both Billy and Utica I live 8 hrs away. I will take a few days from work to attend southwest coshocton groups meeting next thursday

Hey guys - I got an offer for $3000 an acre.  My property is located in South Coshocton.  Do you think I should take it?  The outfit is Laurel Resources Ohio and the man said they will pay in 90 days!  Sounds pretty good to me.

Bernie,

" ... Sounds pretty good to me ..."

Slow down and take a very deep breath.

You have not told us anything but the Signing Bonus.

There is so much more to an O&G lease than just the Signing Bonus!

#1) Do you have a Landowner Friendly Lease ?

 #2) What is the Royalty % ?

#3) Are the royalties GROSS or NET?

#4) How is the "GROSS Royalty Calculation" defined in your lease?

#5) What clauses and terms are in your lease to protect your land, your crops and your water?

Truth be told, $3,000 sounds a little low for OIl.

Your first year royalties could net you more money than the Signing bonus IF you have the right lease.

Do you have the right lease?

Good questions there Utica for sure. Whats the pad fee, how big? What formation? Shut in fees? Yeper a ton of questions !
