Near as I can tell, right now we have 3 options;
1 &2) Join a group.
a) NWPA Landowners
or
b) CX energy.
3) Negotiate on your own.
To start this discussion, are there any other options out there?

When we post strong opinions (e.g. I wouldn't talk to...), it would be more "professional" if we could identify ourselves and any particular interests we have in the people or proposals we're opining about. Since I don't know any of the folks involved, and I suspect most readers of this forum also don't, it would really help to know at least if you're landman, independent owner, signed-up owner, or associate of any of the parties being referenced. Even NBC news identifies stories about their owners as such.

I'm sorry I posted the ad I saw in the area shopper before I did my homework. I'm a landowner.
I have been told that leases are being offered and some signed in the Linesville,Conneaut Lake area,perhaps Summit Twp.No idea what is being offered.Any comments?Also some very poor offers by Range ($500)/A,in the area were they are drilling.
Could it be Wishgard Llc? They sent us a letter about meetings they are holding this week. Did not attend the meeting, so I don't know what the offer is. We are in Summitt Twp.
I don't really know, but I was told by a friend that he met a lady in the deed recording room at the court house that they had just signed a lease on a sizeable farm and were very happy,but would not disclose the amount.

I got an offer two weeks ago from Wishguard followed by an offer to join a group that proposed even more lease value. I contacted my bank that deals with lease holders and they said it may be a valid offer or a fishing expedition that could tie up my mineral rights and not help me. My land was never surveyed and to make sure I am getting paid for the correct acreage I contracted with a local surveyor to survey and map the properties. It isn't cheap and will cost me almost 4 thousand but it looks like I may actually own more than is listed on the tax map.
I am taking a gamble that it will pan out in Richmond township. I always knew there was oil there, it comes out of the ground and makes a slick on my pond.
We JUST got an offer for $4k & 18.5 % w/5 yr term in Crawford County. We are NOT part of the big landowner's group here, NWPA Landowner Gp. who have 500 mbrs w/ 40k acres...
It's from Patton Energy, LLC from Ft. Worth TX - anyone know anything about this company?

I don't. I sure would be interested in knowing of they are willing to give you any up front money though.

It's the most interesting offer that has come our way so far. I like that there is a 5 yr no obligation lease to extend unless a well is drilled.
There is a 100 day period to "convert" the lease. This means that they can hold the agreement for that period and pay or not pay the lease. However, the landowner has the option to sign on with another agreement. It's not exclusive.
The gas rights are secured by the leasing company when they take claim to it at the courthouse. That's when the landowner would receive the lease payment. If there was a competing offer, the first lease company to secure rights assumes the lease agreement via payment."
