They usually pay 1.00/inch/ft so they must be installing a 5" pipeline, Remember the ROW is forever make sure you have written that if they should need to install additional lines, you will also get paid 1.00 per inch diameter per foot. You will get to keep the timber - to sell, must get it noted where you want them to stack the timber - make it easy access for the timber guy to pick up. If you are a hunter, request that they plant food for deer, etc. Have a completion date for the line in the agreement, so if they don't put it in you the contract becomes null and void. State what times people can access the line if it needs to be inspected, also times they can "construct the line" say 8 to 4 so they aren't digging while your trying to sleep, etc.
Be VERY SPECIFIC as to where the line is going to be installed, have it in the agreement....also who is going to maintain the grounds after installation is done. You can also request the line be installed at 24" or 36" below ground level if you farm the land they want to use.
Remember it is YOUR land, make sure you don't let them use the property for things that its not intended for. Where will the workers park while the installation is being made, will they have a portable toilet for them to use, lots of things to be considered.....take your time...Make sure it is in the agreement that if the company vacates the line that the property is returned to you. That's my best advice...from things I've read...

I have 3 young granddaughters who wouldn't need to see men going to the bathroom outside. Also, who wants sh........laying around their property? Perhaps you never take enjoyable walks in the woods!
I guess it would be fine to visit your property and unload.....

Remember, you can not "pick and prod" these people enough!
TELL them WHERE you WANT the pipeline to go!
It must be in writing or you have zero leverage.
I hope you're taking notes on every aspect of this transaction.

Of course I got this and ROW suggestions just after We signed our ROW. Would have been good for leverage for more $$.
I don't know what state you're in, but Dale Arnold from the Ohio Farm Bureau gives seminars on what to look for in a pipeline ROW agreement. Great stuff. Jack's list gives you an idea of the topics he covers. Dale also has a list of attorneys in Ohio familar with O/G issues. It would be well worth your while to contact him and see if he has a seminar coming up that you could attend. There is a power point presentation available, but you can't beat hearing him deliver it. Real good guy, and definitely on the side of the landowner.
