I am hearing more and more about Super Well Pads. Has any lease langue been  written into the leases to cover this? the super G/O attys. should have been all over this. is their any leases that cover this? if I were to sighn a lease today, I would want  langue to cover this. like an overrideing royality fo each well drilled on the pad, otherwise the land owner would be paid for just his insterest in the unite. seems you can have a well pad on your property with six wells, and not be getting paid. is their anyone out their that has this written in their lease? if so how much overideing royality for each well?

Simplest solution is to sign a "non drilling" lease, after conferring with a experienced gas/oil attorney.

Do you mean a non surface  lease? I have no problem with drilling, or even a drill pad on the property, I just want to be paid my shear of what comes out of the well.

Most current leases will give you some say to approve of the well location.  Usually they will be willing to work with you. You won't get an ORRI, but you should be able to have language in the lease regarding location approval. Normally they drill to the NW first anyway...because of gravity.

Not concerned about the well location, want to know how the landowners are being paid.

if their are 6 laterals going off the pad, and I am not in the unite... I will be unhappy.

Landowners will be paid according to their proportionate share in the unit, and royalty.  If the well in on your property, and it has 6 laterals, chances are you will be paid for all six, unless some strange circumstance where they put it on the property line and don't backbore, but that goes back to why location approval is important

I do not want chances. I will not sighn a lease that doesn't give me a royality on everything that comes off of the pad. if the pad is on my property I want paid for everything that is produced on that pad. why would anyone be satifyed with less?

my grandfather had a deep mine on his property, after they mined through  his property, they was going to mine eveybody around us and bring it through the opening on my grandfather , he got paid , not a big lot , but he got paid for every ton that came over him, would the gas co. do the same on the pads with more then one well ?
