Holland Services in Guernsey?

Hello, I'm unsigned in Salesville with just over five acres and a weekend cabin. I have been approached before but never completed a deal. Now Holland Services has gone to some lengths to seek me out. Is Holland Services still Shell and are they drilling or flipping? Any advice about what's going on in my area (513 and 70) and what the current offers are would be appreciated. Thanks, Jon

I think Holland is land/title  company working for Eclipse. I also heard from someone a few weeks ago who did a deal for 7600 and 21% royalties right near you. Looks like your patience to wait will be rewarded if you so choose to sign a lease.

Shell sold out leases to American energy Utica in your area .  Chesapeake has just drilled 5 wells within 3 miles of you .  Gulfport also has some leases in your area I wouldn't take anything less than 6000 and 20 percent

No not yet. Think their fracking one of them and the others in February

Thanks all. I assume we are talking about gross and not net leases? And also if Chesapeake and Gulfport are drilling in my area do I want to be with them and not holland services? I was burned by Shell a few years back and was gonna sit back and wait. Then Holland's landman drove to my home In Akron when I ignored his calls saying he's under pressure to sign me. I'm back behind the porn store on 513 and 70 and theres pipeline and tons of drilling going on up and down my road.

A company like Holland usually works for a major company .  It's rare that a big company will come to you to lease until the company that works for them hasn't had success.  Just like orange energy was leasing for Chesapeake, Turner oil and gas was leasing for Antero, and I can't remember anymore offhand but you see how it works.  I think their are Alot of Eclipse leases around you.  My aunt lives right behind the porn store and she's Eclipse. They drilled a shallow well on her a few months ago.  Now theirs a pipeline running through her.  Her neighborwas a Chesapeake lease but I think her lease expired .

Jim;  if they drove to Canton to find you, under pressure, sounds as if someone is interested in drilling under your land soon  and they need YOU now. You have some bargaining power!. Stand your ground, ask lots of question with the landman about who he is representing?,who will be drilling?,how soon? Get a copy of the lease and study it,word for word. The bonus $$ is around $6,000 to $7200. in that area. at least 20% gross royalties. NO deductions, and NO enhancement clause!  Good Luck!

Thanks Bo, I appreciate all the help this group provides. This is found money for me and I'm fortunate to not be desperate so I'm planning on standing my ground. I worry the boat will leave without me but I'm ok with that as opposed to giving away my rights. My name is Jon but I'll answer to Jim if it keeps the good advice coming. Happy New Year.
