Just curious...

     I am in Liberty township and a few months ago got an offer to buy my royalties for 1500 to 1800 per acre, but they would do a more in-depth look if I was serious which "mite change the numbers" slightly....even tho I am not drilled or receiving any royalties ..talked to a landsman rite b4 I contacted them and he advised caution as there will be "significant" activity in my area in the "near future"....how about it, anybody else get an offer or hear anything or see any activity here in Tioga Co. ?

What about the area on Mt Top road adjacent to where the finger of state game lands crosses Mt. Top road?

Most likely no commercial Utica, but the Marcellus could be good. I've heard positive things about the Arnot area.That area needs more testing.  

Thanks Jack. Do you know if they will hold for production by driving a steak in the ground before the second term of lease runs out or do they actually have to start some sort of site work?

That depends on the exact language in the lease, and I'd hate to give an opinion on what would be required without seeing the particular lease and having some legal research done. The courts are not impressed these days with a stake in the ground, but if the lease allows it that could be enough to at least stop the clock from running.

To answer Paleface, what I've heard is that there's a structure of some sort running roughly through the middle of Tioga County south of which the Utica is much less promising. There's also a good chance that if the Utica is profitable in parts of northern Tioga County, the good stuff may run into New York too. Beyond that I've heard some suggestions that one area may be better than another, but nobody (not even Shell) could really know yet. There are so many unknowns at this point, but at least Shell is still working slowly to figure things out.

Nobody I've talked to is suggesting that's probable. If there are any liquids, they'll most likely be in NY. Which is like not existing given the current politics of NY. Tioga County should be dry gas country, and that will make drilling profitable Utica wells a little harder. But we'll see how things turn out - Shell must think there's a chance of that even with their higher than average cost structure.

Jack do you know of any wet gas area's in this N.E. drilling Tioga,Bradford south and east with less than 85% methane ?
