is there specific language you need to add to a lease for inclusion in aproduction unit notification?  Basically how do you know when you property is selected as part of a drilled unit. I mean if they drill 300 acres away I can't see how you can tell who is part of what unless we rely on the companies honesty.

Units are recorded with the county recorder of deeds. In Westmoreland county, for example, this is the only notice of unification that I am aware. Once you find out you are in a unit, you can track drilling permits on the DEP website. Once permits are approved, you can request maps and plats from DCNR for a small fee to see where the wells are being drilled. The maps show the depth and length of the wells so you know if a well is being drilled under your property.
so couldn't I put in langage that they have to notify me of what unit I am in and have them provide all the maps and such? I'm in Potter county and I'm not sure the recorder of deeds is online yet. It would be nice to have language that requires the company leasing the land supply all the data nd keeps the land owner appriased of anyh progress and unit information.

All aspects of a lease are negotiable. So certainly you could attempt to insert whatever language you wish.

I just checked and your records are there, including your deed and your lease. However, there is no indication your land has been included in a DU (drilling unit) . . . . . . yet!

the gas co. sends you a unit map that shows the boundary lines of your property, and joining property after the well pad is finished. 8 to 10 months later the drilling rig come in,and its takes 30 days to drill one well. The units that we are in are one half mile wide x 2 miles long. 4 wells are north,and 4 wells are south. 5000' feet down, and 5000' N&S .After the well is burn off it takes 60 to 90 days for the check to come in. This is in a letter along with the unit map The pipe lines to your well must be in also. Talisman is the gas co. in Bradford co. pa.
