Does Hilcorp pay for pad sites?

Do people get paid to have well pads on there property?  There are many in Lawrence County Pa that have well pads but nothing at the recorder's office of HILCORP owning the land.   Just wondering if in the lease it states they can use the surface rights if the decided to drill.

I only use HILCORP, because they seem to be the only on in Lawrence county.

It depends on the terms of the lease.

Even if there were payment for surface use the company would not own the land.

The only document you will find recorded at the courthouse is probably a memorandum of lease. This will not show the terms of the lease.

A standard offer for pad placement fee was around $25,000 at one point.

My Lawrence County lease is with Shell and they will pay me $15,000 if they put a pad on my property.

Hilcorp was one of the more progressive companies when it came to dealing with landowner concerns.It was one of the first companies to offer addenda to it's lease.

In leases shown to me by landowners the clause for the well pad compensation included the bulk fee but limited the number of acres and beyond that stipulated an additional per acre fee.

So under your lease a landowner could realize $31,000 or more.As I stated before, Hilcorp seems to be one of the more progressive companies when it comes to dealing with the leasing process.

Once the drilling and completion process is completed the permanent installations will only take up 2-4 acres, in general. I am sure there are circumstances where more land is used permanently.

The payment for the pads are for damages to the land only.  The producer does not own the land.
