To sell mineral rates in Harrison County, Greene township or hold on for future royalties?

Can anyone give me feedback on what is a good price per acre to sell mineral rights in Greene Township, Harrison County.  I have seen offers of 5k and 6K.  I have heard that there are some out there for 8k to 12k. I'd like to try to verify what is going on and what is being offered.

Even if I were able to get the top figures, I am not sure what I would do. I am wondering if anyone knows what is going on in Greene township, if any wells are up, going up, or planned. I know it is hard to say, but how much can one expect from 13.5% royalties per acre on an average well.  I have 28 acres.

The only well right now in green township is the Hess well on the Jeffco property, I think its still shut in though while the Majorsville-Cadiz pipeline is finishing up.

Thanks for the input Chris.  I am trying to figure out how much an average well produces, and what can be made in a 640 acre group.  I am doing some research online.  If you or anyone knows how to figure it out please let me know.
