I was renewed in last of Oct first of Nov for lease expiring on Dec 16 .......marshall county west Virginia on the pa stateline next to greene county pa. so about 6 weeks before expiring also there was no changes made to original lease and full 5 year bonus money was paid

O&G companies don't give releases when the lease ends, unless you ask.
If you read postings on this website, You'll find landowners have called their producers and have gotten different responses, but no one has received a Release in the mail.
If you don't receive the required bonus to extend your lease into the Secondary Term, you can ask your producer if they are planning to pay the bonus. Some are admitting they will not pay the bonus to renew.
At this point it's up to the landowner to take action or suffer a Secondary Term or Lease sale by not having a Release placed in the Courthouse Records.
O&G companies have relied on Landowners to be un-informed and un-aware allowing the lease to go on until the producer sells the lease or drills on their property.

My comment is for them.
One family told me the Gas Company came by yearly to do seismic checks. They sent me the documents and it was a request to do seismic testing on the cover and a one page lease on the 2nd page that the unknowing landowner had signed.
The O&G companies have had their way with US landowners from as early as 1900. I got the inside story from those who were stolen from in the 60s in WV and I've seen a lot of leases and deeds where landowners have leased without knowing it.
My neighbors signed a paper so a landman could go to the Courthouse and check on their minerals. I went behind him to the Records Department and they showed me the lease my neighbors had signed. The landman was also a Notary, a One Stop Shop for stealing from the locals.
The neighbors didn't own the mineral rights so the landman got what he deserved, NOTHING.
I can't say enough about the lack of ethics these people have. There are still people who are unaware waiting for that big royalty check.
I think what Ron was trying to get across; is that when your lease expires,without any activity,or you being included in a production unit, your lease will be null& void. BUT! Your lease will still be recorded at the county recorders for ever,unless you take the initiative and have it released. The oil Co. will not give you a release,until you ask for it with a certified letter,and most likely a trip into the recorders office. You wont be able to lease with anyone else,or sell your mineral rights until you do. I don't think Ron read your question wrong,and bashing him because he is standing up for not only his own rights,but every mineral rights owner in the state of Ohio, is kinda judgemental,in my book. It's one thing to live your life playing with the hand of cards that you get dealt, but when you know that the dealer has a stacked deck,you need to confront him,or just leave the table!
already did that once on other land that I own bo and the people at the brooke county courthouse are very helpful if you need a hand checking that
