The Importance of a 5 acre pond-lake / water supply on property-fracting/ drilling

I have not signed any leases as of yet. There is some activity close to me in the form of lease signing. I'm in Beaver County of western pennsylvania.  I have about 40 acres and in the middle of the property is a man made five acre pond ( dam backed )  the water source is pretty steady year round.  Should this self contained water source on the property be any more attractive to drilling / fracting operations if drilling were to be done ? Any increase in the value of the property from a drilling standpoint ?  Any input is great !  here and  Lrobe30153@aol.com

locke,

I would think that it would be attractive since water access is a significant issue for the drilling companies, however keep in mind that IF you were to lease and be put into a unit and the company's intention was to draw water from your pond they will need permit approval from the state. Not a slam dunk. I know of at least one similar situation where the applications were denied. Not sure of reasons why.

I think what is desirable to the gas companies is having a large contiguous parcel of land so if you and your neighbors have not leased you should get together as much of your land as possible, form a landowner group and deal from a position of strength. Good Luck.

Thanks Farm. I can def see where the state would be very strict on permitting private sources of water if that supply makes contact with streams, rivers or has the ability to leave the property. And my five acre pond does empty into a fairly sizable stream.  I will check it all out.  And good idea about group landowner approach.
all these details are just details.  Most everyone will be in a unit sooner or later in pa.

You can sell the water but water will soon be out of the pic'
If you are referring to GasFrac technology replacing waterfrac I wouldn't say "soon" and definitely not completely.

Hi...

Just saw this discussion....have you seen the 60minute special on the Marcellus?   the man interviewed is selling the water at 25cents a gallon and it is equalling about 50K extra per year....W. Va.   it's in the 'extra footage' video.
