In light of the recent downturn in gas and oil prices,I see a drastic uptick in negativity and doomsday talk.
Out of curiosity,I think it would be interesting to know just how much of a stake each of us really has in this play.

Washington township/Belmont county/Ohio. Rice Energy/ 3 of my 8 acres in a producing unit/ regular royalty check, no deductions. Pugh clause that will release the other 5 acres in Nov 2017 if not re-signed. 

I'm also in Washington/Belmont. Which unit are you in? Lepley?

My property is at the end of the Mohawk Warrior laterals.

Six years ago leased twenty acres in Bradford county. Chesapeake built a huge well site, never drilled. Released one lease, forgot the other, cannot communicate with them any more. No hope for them or us until a world oil crisis happens.

We are awaiting the completion of the well pad including a portion of our acreage. I realize that royalty payments are not exactly a free lunch, they don't exist, but that those payments will come with responsibilities and those responsibilities will mean diligence and work on my part as well as a financial investment in an oil and gas attorney as well as an oil and gas specializing accountant.

I am an insufferable (according to my wife) obsessive/compulsive man, when I latch onto something I don't let go until I am satisfied. When our royalties begin I will throw myself into the arena and over time I will come to understand how they are figured and what to do with the discrepancies.

I spent a ton of time researching this before I signed a very good lease with the best and most reputable company I found willing to pay us. Unfortunately that company traded us out to one that has a reputation as less then stellar and that company traded a portion to a producer with a pitiful reputation in landowner relations.

But, we will play the hand we are dealt, and if I can be of any assistance to any others I will be as eager to do so as I am eager to learn things from others already where I am headed.

I applaud your attitude. Too many people sign leases and stick them in a draw. 

Then when something goes awry they are surprised.

I tell friends, that sign leases, over and over, this is a contract and should be treated like any other contract you sign during your life. It is THEIR responsibility to assure that the terms of that contract are fulfilled. 

Thank you, but the difficulties involved are often times more than most folks can stomach. I forgot to add that we are in eastern Guernsey county, Millwood township. We have 30 acres here that I leased to Antero who I already stated traded out to Eclipse, who kept 17.5 and traded toe balance to Chesapeake for the unit we are awaiting completion. We also leased 5 city lots in Quaker which I believe Ecpilpse holds.

My advice, unsolicited of course, is don't sell. You will be offered maybe 10% of what the buyer researched and computed to be the lifetime payout of your lease. There is tremendous downside to selling royalties, especially now.

I am not telling you what to do, just giving my opinion. Hope you don't mind.

I admit that I do not know all of the details of your situation

But,I tend to agree with David. Unless you absolutely need the money now don't sell. This just a downturn which is temporary. Prices will rebound.

If you sell now you may regret it late (a lot)
