I live in Florida and I own 115 acres in Bradford County (Sayre). I am really looking for information on the natural gas phenomenon in Pa. I am seeing where people are getting from 2000-5750 per acre, and I received a call from Chesapeake last week offering me only 750.00 an acre and 15% royalties. He kind of caught me off guard about the entire natural gas possibilities and I am wondering if he was throwing me low numbers since I am an out of state land owner. Does anyone know of any landowner groups forming in order to negotiate group rates? Does anyone know of any reputable energy/natural gas lawyers? Any information at all would be greatly appreciated.

Marylou: I apologize for the VERY long delay in responding to your message. I just don't often go to this site because most of it has nothing to do with our particular situation. We have been communicating with Jane Fouty who works for a land management company (T.S. Dudley) that has indicated interest in the property for which our family has the mineral rights. We've had no communications from her for almost 2 months, so I'm not sure they're still interested. Who can you put me in contact with who could give us more info?
I am kind of in the same boat as you are. I have inherited two parcels in Asylum Township. One is 38 acres and the other is 78 acres. The problem is that it was in a trust in my Mom's name and now it is in my trust. My Dad told my Mom to sign the agreement and she really was not in her right mind, neither was Dad for all of that. They signed for $50 and acre and 12%. I need to get Chesapeake to re-negotiate the contract. I wonder how much luck I will have in that.
I know there is a big association that just signed with a gas company. It was a merger of land owners. I have no further information, but could get it if you would like.

Robert, I do think you might be getting the shaft fromt Chespeake landman. My understanding is that this is BIG in Bradford county. Williams, once you sign a contract I think you might be stuck. I doubt any company is going to willingly renegotiate the contract. But talking to a lawyer is a good idea. I understand that the more contiguous land, the better negotiating power. That's why the land owner coalitions have bargaining power.
