Bernie... again I ask... I want to make sure the $3000 offer was for your property in Hancock County, WV? In addition, what royalty? 17.5% post production costs?  Is anyone negotiating for Gross Royalties?

$3000 an acre is sounding good... I'm looking at leasing next April after my current lease expires! :)
