Strikes me that lawyers have charged between $500-$700 in the past and usually not based on acreage. This sounds like a bad deal to me and another way to delay landowners 3-6 months while the title searches are done. On top of it, most oil companies will probably re-run title searches before they drop coin anyway. I don't fault Des for not bringing in a deal, but have become increasingly discouraged by his methods and tactics. I have said it before, Monroe is going to be a tough place to get leased. Probably won't be any serious large buying until either XTO or Antero proves up their acreage. Otherwise we will continue with the nibbling off by select areas.
SA that sounds more in line . Do you know if that would be a patent title search ?
I think Monroe is going to be a good area from the info that has been shared with me .

Ridgeman - no I don't think those would be patent title searches, which I would assume means that the title search goes all the way back to the land grant? I am not sure why Des would feel the need to do this, seems to me just clearing the title back to the early to mid 1900's should be sufficient to give the buyers a 'warm and fuzzy'. Once they buy the lease they can take it as far back as they want. However any issues at that point would probably be minimal. That seems like overkill to me.
So I guess Des is trying to say that even though I had a title search on my mineral rights...it isn't good enough and I should still pay him and his investor for this 'new and improved' title search?? No way.
I wasn't at the meeting so I am getting this third hand from this board, but from what I am smelling...it stinks. Maybe I missed something on why this is needed, feel free to correct me. I got to think that the other landgroup in Monroe is going to add some acreage in the coming weeks.
Bill, No information on the whitacre well. Last I had heard it was dry. Someone told me that the pipeline wasn't finished to carry away the gas, but I don't know. Someone might be able to confirm this. Once under production the well could start producing some liquids, but if it really was dry before...it probably won't be the amounts that most would hope for.
Would be surprised if HG wanted to sell themselves yet or if someone wanted to buy them. if they feel they have liquids, most certainly they would want some big numbers for their acreage and there seems to be some acreage available in Monroe that no one is biting on yet. Obviously XTO or Anterro would be good fits, but XTO doesn't seem to be in a hurry lease anymore major acreage until they drill their own wells and Anterro hasn't veered from the NW corner of Monroe. Just my opinions, not much to back it up.

Rumors are running a muck. I will leave those alone and just put in couple of facts. HG stopped working on their second well pad site and does not plan to start drilling again until NG is over $4. They have put forth an offer to extend the leases they have for 5 more years. Those that decide not to extend their lease will expire Dec. 31st.

I can see the second well pad from my property and watched them pull out. Then I got a letter from HG stating what they wanted to do.
