The next Western Tyler Mineral and Landowner Group meeting is at 6:00 PM, on Friday, June 8, 2012 at the Little Methodist Church in Friendly WV.  Meetings are open to all mineral and landowners.  We will continue to review lease terms and clauses.

Bob,

thank you for the info on the royalty side of the equation.  Bonus dollars sometimes are used as a carrot. The spreadsheet is straight forward direct data that shows the true process and the long term impact.

Royalty or Bonus? I created the attached spreadsheet to compare the income for royalty percentages from 12.5% - 21%. A Range Resources depletion curve was used to estimate the 1, 2, 3, 4 and 5 year production for the Spencer #1115 well. I used 100 acre unit, $60 bbl for NGL, $3 for mcf NG. The red values on the bottom of the sheet are the $ return PER ACRE over a 5 year period. The chart indicates that every 1% increase in royalty creates a $1100 increase in income the first year and $2200 over the first 5 years. You can change the blue values (unit size, price per bbl and price per mcf) at the top of the sheet to see what effect it has on the PER ACRE values on the  bottom of the sheet. I believe assumptions are reasonable and the calculated royalties are at least in the ballpark. If I have made any gross errors please let me know and I will try to correct them. Always sacrifice bonus money to get a greater % royalty.

Good morning;  I had a great conversation yesterday with Mr. Seckman of Tyler County FFA Alumni,  they are having their FFA Auction April 21st with breakfast starting at 7am, and auction starting at 10am...Please come out and support the local FFA Alumni and get some food prior to the start of our 5 STAR Landowners educational meeting.  We look forward to another good turnout as our guest speaker will be Robert Cupp of Wesbanco,talking to us about investments and financial opportunities. I hope to see you all there.  Come early and stay late!

More info on the Weese Hunter wells, the future is bright.

The Company’s first horizontal well in the natural gas liquids rich leg of the Marcellus Shale of northwestern West Virginia was the Weese Hunter #1001, located in Tyler County. The Company spud the Weese Hunter #1001 in late July 2010 and reached total vertical depth of approximately 6,510 feet in mid August 2010. A third party drilling rig commenced the horizontal leg in mid September 2010 and reached a horizontal length of approximately 4,028 feet. Total measured depth for the Weese Hunter #1001 is approximately 10,388 feet. A twelve stage frac job was successfully completed in December 2010. The Weese Hunter #1001 well initially tested at a production rate (IP) of 7.0 mmcfe per day with flowing tubing pressures of 2350 psi on a 22/64 inch choke. The btu content of the well was measured at approximately 1,225. The Weese Hunter #1001 began producing into our Eureka Hunter pipeline system on December 22, 2010. The current EUR for the Weese Hunter #1001 is approximately 4 bcfe. The Company operates this well and owns a 100% working interest with a 84.3% net revenue interest.

 

The Company’s second horizontal well in this area of the Marcellus Shale was the Weese Hunter #1003, located in Tyler County. The Company spud the Weese Hunter #1003 in October 2010 and reached total vertical depth of approximately 6,360 feet in November 2010. The well’s horizontal leg extends approximately 2,984 feet. Total measured depth for the Weese Hunter #1003 is approximately 10,151 feet. A twelve stage frac job was successfully completed in January 2011. The Weese Hunter #1003 well initially tested at a production rate (IP) of 5.45 mmcfe per day. The Weese Hunter #1003 began producing into our Eureka Hunter pipeline system on January 24, 2011.
