Hello folks,

I just got a letter from Caffey Group in Ft. Worth, TX, asking if we are interested in leasing our land in Sandycreek Township. A quick Google search shows news of a lawsuit against them in TX. Anyone know anything about them or anyone else been contacted by them? The letter references the Utica.

I have received nothing here in Jackson Twp. but I will report if I do. Did the letter say what company they were representing?  That is something you would want to know.  I received a letter/phone message from a company called Kare-Sue Energy in Louisiana one time for our property in Clarion Co. but it was not somebody that I wanted to do business with.

Yes, we recieved a letter too from the Caffey Group.  They probally got addresses off of tax records.  What is  interesting to me is that our property is in Canal Twp. Looks like there may be some action throughout the county now.

Are they sending out offers or are just stirring up business?  Don't go jumping on anything, you need to do your homework, work with a group, and have a knowledgeable attorney.

I think they may just be stirring up business.  Unfortunatly for us, we have two old gas wells on the property that are still producing. 

There may be a possibility that the present leases could be superseded or revised and open for renegotiation.  Say if you are leased with Range Resources now and they want to go for the Utica there may be a chance that there have been enough changes in laws and regulations that would require a new lease. ????  I have seen discussion about that in other forums.  If I happen to find that again I will post it here.

This is a piece of information on this website but it isn't what I was talking about in my post.  I'm still hunting for it.  One thing they are talking about is that older leases do not call for the drilling unit size that are now required for horizontal drilling which can necessitate the rewriting or replacement of a lease.  Of course there a bunch of other considerations that need to be included in later leases.

They included a "letter of interest" for us to sign if we were interested in leasing and said that if we mailed it in, someone would contact us. Judging from the 2010 news story I read about a lawsuit against them in TX, I do not think I will be mailing it back.

I received the same letter yesterday for our property in Richland Twp. I've provided them with my contact information and will post here anything I hear.

Yes, it referred to Utica.

Caffey Group is in the business of buying and flipping leases.  Seller beware!
