Comment by Richard Cotterman on May 31, 2012 at 5:34am Billy, I would be guessing like everyone else. I think there is a lot of land leased, east of us at this point. It sounds like there is a lot of unleased land also to the east of us. I am like you , I think it will be a while before we know what a fair price is going to be in our area. It depends on what the wells do that have been drilled so far and how good the new wells look like when they are put into production. It is a waiting game and have lots of patients. A little speculation is good. The oil is still down there and it is not going anywhere. Thanks for the info.
Comment by Billy Park Whyde on May 31, 2012 at 4:58am Richard your right I don't know. Only posted a source, I know not how or what their prices are based on. But hey lets speculate a bit . I personally think that leasing will be somewhat slow unless your in a area that has a well drilled with more detailed results. With the market prices dropping off from over $105 a bbl to now $86.31 and all of the land that has been leased so far it will be a while. The question is will inflation or demand raise the value in say 5 years? Perhaps if they do not get the leases at bargain basement prices. I will guess Richard if a person is in a very good area that has recorded good results with oil , possibly a bit of wet gas and are open for leasing with say 50 acres or more in 5 years we might see $8,000/acre. You have any thoughts Richard on it?

I don't give much value to this info. It is pure speculation. No one is being offered these prices so how do you know. Someone setting in an office somewhere and guessing on what they think would be a fair price for lease money when noone knows what is down there. These prices change as fast as the weather.
