This doesn't even pass the laugh test- $750 an acre/15% royalties. Find out what Texans were paid- some were paid $25,000 per acre and 20% royalties. PA landowners have been duped by these landmen who came here to take advantage of people who needed money. I can get you some info on the Texas numbers.

25000 an acre seems to be extremely high. as stated the highest offer in pennsylvania heard of so far has been 5750 per acre. what criteia surrounds the texas 25k offer? is the gas more plentiful there then here? is it easier to get to? How long did it take for the price per acre to reach the 25k mark? I have heard many opinions and claims on marcellus shale but not anything i would call hard fact. Are there any verifiable "facts" to be had?

In process of negotiating an offer for 5500 per acre and 20%. Chesapeake tried to lowball me too offering 3,000 per acre and I turned them down. They told me that was the going rate now.

I recieved the same offer from chesapeake and thought it was low as well. From what I know the going rate is $5750 per acre and 20% royalty with a five year contract. Can you let me know who you are currently negotiating with. Thanks.

I have a client that received $ 2,500 an acre. The landmen have been all over the place with the amounts per acre they are offering. You can contact me if you would like assistance. I have an office in Camp Hill, PA but have spent the last 48 summers in Sullivan County PA and I have attended meetings in the area on the gas leasing and spent 2 days in Texas last March attending the 35th Annual Gas and Mineral Rights Seminar for 2 days in Houston keeping up with the latest in technology and legal developments. We (the 4 heirs to my father's estate) have recently been contacted by T.S. Dudley regarding 173 acres in Bradford County on which the mineral rights (but not the property) descended to us after our father died. For reasons that are completely unknown, my father never mentioned his ownership of these rights to any of his offspring or in his will, and it was not mentioned in my mother's will who died after him. They asked us to provide them with a notarized statement naming all the heirs and their addresses, and also wanted to obtain the wills of both of my parents. They now have all of this information. I've not heard anything from them for ~2 weeks.

Being that this came "out of the blue", we're clueless as to what the value of the rights may be. The property is in Le Roy Township. Would appreciate ANY information anyone can provide on what we should do if/when T.S. Dudley makes an offer to buy or lease the mineral rights.
