Rumors of paid-up leases paying $8-10k per acre now heard from 2 sources.

Has anyone heard of any landowners negotiating paid-up leases with a delay rental of $8,000 to $10,000 per acre?  In the last week I've had two people speak about this, one of whom is a small business owner who operates a pipeline company in the Hickory area.

 

I know that landowners in the Barnett have received very generous delay rentals over the course of the gas boom in TX, some of which reached well over $20,000 per acre, but I haven't yet seen anything in Washington Co. that has shown per-acre payments of over $5,000.  Rumors circulate, but could this hold true?

Landowners in this county should not settle for drilling companies' offers of $1,000 to $3,000 paid-up per acre and royalties of 15% to 17.5%.  These companies are getting off cheaply and most landowners are leaving big money on the table!

I'd wonder about the delayed rental aspect. If a company knows it wants to drill your well within the year, they can offer any amount, knowing they won't pay it because of the delay rental clause. One company tried something like that with us, trying to convince us that it was a good deal, even though we knew they planned to drill within a year of getting us signed, so that money would all go away.

just exactly how does the delay rental cost clause cause you to lose your money?

Anything that you can do for a landowner, they can do by themselves a save quite a bit of money if they just do their homework. If someone were still to push ahead and have someone represent them....never give them a percentage of your royalty. Pay a flat fee

This is a great site, but I haven't yet seen anyone discuss the terms of any actual leases. Maybe I just haven't come across that section yet. My wife inherited some gas rights in 39 acres of land in Amwell Township in Washington County, PA (I'm told it is down by Prosperity). I was contacted last August by a Range Landman who offered $1000/acre and 15% of net value of the gas they pull out of the ground. Thankfully, the title wasn't completly clear so we were not able to sign a lease. In the 10 months it's taken to clear the title, the value has risen significantly. Last Friday I was told by another Range Landman that they are offering $2500/acre and 16%. How does this compare to leases they are currently signing in the Prosperity area? I've heard that Range has been offering up to $3500/acre and that other companies were offering up to $5000/acre. I tried checking the public records on LandEx, but those sneaky buggers have only recorded $1 leases in which they refer to another lease they don't want you to see.
Knowledge is power, and I was hoping to get the knowledge of the going price in the Prosperity area to help my negotiating position. Any info would be greatly appreciated.
AMEN...I see that to which is why iam leaning toward a land group..dont have one yet but the valuse comes from people expecting more.. I know people need and want money right now but areas that arent as favorable as greene and washington has some of the highest offers I have seen. greene and wshington have some of the lowest.Yet all the reports are super good for these areas...I feel that alot of people are just not as informed and I dont think enogh people know about this site...I wonder if it would be a good Idea to advertise this site in local papers so people can gain the knowledge that hey your being taken advantage of......
That's because the landmen from Range will tell you one thing and do another. They do not even seem to want to negotiate with someone who understands the one sided lease that they present. I have no confidence in what they say. They want to pay a minimum amount with the lease in their favor. If you are signing one of their standard leases, you are a fool.
