Pipelines: Agents wanting to lease gas line right of ways

Hello has anyone been having any expereince with companys wanting to lease gas line right of ways what kind of offers per foot offers for compressers like on a 300'x300' pad ? offers for roadways etc  A company offered  me 10 dollars a foot five for the assement and five for damages offered 2000. thousand for the compresser station saying that came out to 1500. an acre Anyone have any comments or is everyone somewhere else?

Sounds alittle low to me, especially when Chief offered $50/ft to Dallas Twp a couple days ago

you still pay taxes on that land even when leased.

We have been offered $5.00 per linear foot. We are on the low end of everything.

We got $12 @ foot around 43 acres about a year ago. You must ask lots of questions and do your homework. If they're knocking they want it.
I had asked another guy who is a successful coal operator and he only got $4.
We waited them out. They start low.
Their rush was because of the Brazilian bats! breeding season and the bats time frame! lol

when people in the well group got a little aggressive about the amount for the pipelines, they were not included in the well. Well only 1/4 of an acre out of 500.
yes you may have to balance off the pipeline disturbance against the poitential benefits of the gas extraction, depending on several factors in your area, especially if the gas co has alternative routes and plans.

Hi Janice, I was just reading your post and would also like the information on th pipeline right-of- way. My family was contacted about two feeder lines through our property. The company wanted to give us $1000.oo up front until they started the process. I live in Sullivan county, Shrewsbury township. A gas well is in the permitting process right now on a neighboring property. I would appreciate any info on this matter. The offer was $14.00 per foot and $4000.00 per acre for damages. The price paid should represent the market value of the surface rights on a "direct" basis per square foot or acre, plus any considerations for dimunition of value for the remainder on an "indirect" basis. Damages to property can be both direct and indirect, and the proper appraisal process will uncover the details. The analysis should consider the amount of acreage, the terms of the easement, the path of the easement, and may even have to analyze indirect damages to buildings, site improvements or crop production.

I was told that land damage is tax deductible how does this work and does anyone know the tax code so I can look it up.
I dont know the tax code but I know it is a deferred tax if you sell the property then you have to pay I believe capitol gains on the damage money aslo the damage money needs to be speciefied in the agreement you sign with the pipeline company
