If this is Wetzel County, this is a great area for O&G at the present time; many wells drilled; I suggest a lawyer before signing anything and look at the Wetzel County discussion on this page. A number of good producing wells in Wetzel Co. Just curious, who is the lease from?

Is that $250 to sign or $250 per acre? How many acres does each heir own? If that is $250/acre it is probably way way too low. Depending on the area some people are getting ten times that per acre.....or more. And the royalty may be low also as some areas are at 17-18%.
Check around the county and see what people are getting. Call local government people like county commissioners or township supervisors as they will know what is going on in the area.
Get a good attorney....these leases will last 50 - 100 years once wells are drilled and you only get one shot to get it right.
And don't forget to get a NO DEDUCTIONS, Gross lease..
