I have a friend looking for 50-100 acre hunting/fishing land in eastern Ohio. He is aware that mineral rights will not be coming with purchase. Initially he thought surface land would drop in value due to possiblilty of production, pipelines etc but that does not seem the case. Hunting tracts on market have almost been non existent the last year with a couple sold at auction for premium prices. Any feedback is appreciated.

Sell the minerals to whoever has made the "very substantial offer".

If you're truly interested in selling, name your price on the surface.
Is it bottom ground or hilly? Timber or brushy or open? Any water (streams, ponds)?
