Just curious...... but I just received a letter from H&M Land and Mineral, Inc (newly formed company in PA) to purchase my mineral rights in belmont county for $8,000 per acre. I also talked to the landman and he said they were focusing on the Smith-Goshen area.
Anyone else in the S-G group receiving phone calls/letters from this company?

We receive offers on a weekly basis from mineral companies. Offers varies from $3,000 -$10,000. to buy our minerals. We are holding on to our mineral rights. But if you are in urgent need of the money, elderly and without any heirs ....it might be of interest to look at the offers. But for us (we are located in Belmont county, also) we feel we are in a great area that will be drilled. I think the Rice leases will be drilled as well. I wish you well in making the choice of what to do, but if you sell, do some research to get the best offer.....because you will only receive payment one time on your minerals.
Are the high end figures of $8000-$10000/acre that they're offering for unleased land where they'd get the signing bonus or for people who've already leased their land? I have a neighbor who received an offer of $7000/acre and he's already signed a lease.
H&M Land is the same as all the other jokers... google map their address. looks like they work from a house in Pittsburgh - they must be legit.... also their website says "helping owners get the most".. if that was the case then how can they buy?? are they helping property owners by purchasing their rights higher than anyone else? NO! they wouldn't be in business very long if that was the case... they are probably flipping option contracts to real buyers... beware of all these jokers... they want you to sign at a price when they know the end buyer will pay more so they can make a spread.. just like the lease flippers..
I would say $100,000 per acre would allow them to double their $$$ in 15 years. Maybe a lot sooner if it"s a really good well. Or ,if there will be multiple wells in the unit. Don't sell yourself short.

No! $100,000. per acre. Depends on where you are at, but in Guernsey co. Your royalties will be about $12,000. to $15,000. per acre, per well, per year.Maybe/probably more So if the well produces for 15 years, $100,000. should be bout half. Anyone doubling their $$$ in 15 years should be happy!
$12-15K per acre per year???? The wells over in Guernsey Co must be way better than the ones we have here in Susq Co PA.
Oil/condensate/ ethane/propane/butane. Gas may as well be burned off!
$12,000 per acre X 640 acres in a unit= $7,680,000 of royalties per year. Like I said, you guys must have way better wells than we have. The top wells in PA have not produced over $3.9 in royalties in their entire lifespan thus far.
Antero's wells just south of me are producing around 8000 BOE. per day. get your calculator out.
That is a 7 well pad and the amount is for all 7 wells!!!
12 million divided by 7 wells is $1.7 in royalties per well.
Look at the list of record setting wells on Marcellus.org. Most are Cabot and most are in Susq County. The top producer is $3.9 in royalties.
