Eclipse just handed me a lease last week. They are offering 1,000.00 an acre on an eight year lease payable one year at a time.Wording in the lease is terrible.I'm afraid I'm going to have to have an attorney look at it before i decide.

eclipse was offering 4 or 5 years guaranteed payments at $1,000 - $1,250 per acre and 17% no cost royalty as well as the offer I accepted fro them in June. I would try to negotiate a little more with them. I would also have an attorney review the lease. I used KWGD. The negotiated the payments and worked out the lease with Eclipse. They charge 3% of your initial signing bonus. I think there is too much at stake not to hire a good attorney.
Glad to see that Eclipse is trying to sign people in the area. I don't know what is going to happen with all the acreage that Antero got from Rex, but Eclipse is sure active in the township. At the rate they are going they should have the whole township drilled in 2-3 years.

Good to hear from you David ,Neighbors are already signed, I think i may be the only one left. Lol Eclipse land man is already well know with our twp. folks. I spoke with them today to see what they did.He said he would give me a week to review. Think he just threw me the bait to see if I would bite. New garage has a lift as I'm getting to old to crawl around under cars any more.Hope to repair and disperse with some of the vehicles lying around my place in the near future.
Im just down the road from you guys and Eclipse did not renew my lease last week. they said they did not want it.

I am shocked by this news. You have quite a bit of acreage and I would think both Antero and Eclipse would want it. Did you get any type of explanation as to why? Weren't you on a year to year lease with Eclipse? What is Antero doing with some of the land adjacent to you - would they be interested in leasing you? Millwood (at least the west side) is really busy right now. I would think they would be heading east towards us very soon. I am sorry to hear this for you and don't understand their business logic. Maybe they will change their minds or a better offer will come along from someone else.
