I have been working with Chesapeake Energy in leasing my land.  Has anyone else been approached about leasing.  I am told they are planning on drilling in the Utica Shale.  I am sure there are other members who have been contacted.

chesapeake just offered us 4 hundred an acre...i'm hearing people in carroll county are getting 2 thousand acre....
The going rate in Stark County for me & my neighbors has been $1K per acre for a 5 year lease or $1500 per acre for a 10 year lease.  I know quite a few who got that, including our property.
There are people in Carroll county getting offers of $2,500. a acre plus 17% royalty, that is a good deal. If interested I can connect you with a friend who is part of thr Carrol County Landowners Group. That is the way to go, unite and then you have leverage in numbers.
No way! Just wait and give it a few more months and you will see prices move up to $3,000. a acre plus 15%-17% royalty.

Hello,

I have just been contacted by Chk.  I have 40 acres in Stark.

If anyone can tell me how to contact Sierra, I would like to know what the competition is offering.

Also, how much flexibility $ can I expect from the initial offer?

Thanks to any replies

Does anyone know if they are putting any wells near the Minerva, or paris ohio locations? thanks
To my knowledge, until the landmen come around they do not know yet where wells will be placed, they have to make a block first. Have you leased with anyone yet?

I have heard that CHK has plans to drill 2 wells in the Kensington area very very soon.  Also, I just spoke with a land agent this morning from CHK and from what he told me CHK wants to really start drilling this area in 2011.  CHK land agent also stated that the Utica is showing signs of being very wet so that is a real plus.  Not only is there royalities off of gas but it looks like there will be oil too.

But like everything else, I am not going to start spending my royalities checks until I start getting them!

David,

What are are you talking about when you say CHK wants to really start drilling this are in 2011.....is it just the Kensington area?

From what I gather, they want to start drilling Northeast Ohio and Stark County because they have purchased so many acres now.  From the way it sounds, I would say most of Northeast Ohio will be seeing allot of activitity this year.  At least I hope so.  AND the landagent said this after my daughter signed her lease!   So as always, your guess is as good as my guess.

Is anyone in Stark county trying to organize landowners? this will diffently help us to receive alot more signing bonus and higher percentages on royalities....I have close friends in Carroll county that are getting $2250 per acre and 17% royalities....they have large groups of landowners and have an attorney helping them...
