My family and I are owners of about 100 Acres of land in Potter County outside Coudersport, PA. I am just starting to learn about the Marcellus Shale and the potential for drilling of natural gas. Right now surveyors are in the process of determining what if any potential our land has for natural gas extraction. I am curious as to how long this process takes and welcome any advice during this stage of exploration. Are there things my family and I should be doing or information that we should be aware of? Thank You.

Chris ...One of the best places to start.. http://naturalgas.extension.psu.edu/. Penn State Cooperative Extension is a great resource. Also check with their office in Coudersport for educational meetings on gas and oil leasing- 814-274-8540. Earle Robbins
There is a group know as the 4 county group. It is on this forum. It covers Potter County. A meeting in Shinglehouse scheduled for March 27th @ the First Baptist Church in Shinglehouse, PA
The groups fee seem high though.
What do you mean, "the groups fee seem high though"? What group are you referring to and what fee?
The consultant wants to be paid on the bonus payment, land rent and on a percentage of the ongoing royalties. Most others will take a portion of the bonus only or as I have found, some will get the gas company to pay their fee.
Chris,

We have 650 leasable acres and would like to pool more for better negotiating leverage - our farm is in Sweden/Homer Twps. If you are interested, please drop me a line directly.

Have you already secured a lease for your acrage?
Thanks

Make sure you read the fine print regarding the leasing/ giving up of your mineral rights. Know what can happen when you give them up.

Folks, I've seen comments about paying a percentage of lease bonus and royalty for O&G lease negotiation.

DO NOT pay a percentage of the lease bonus and especially DO NOT pay a percentage of your royalty, for an O&G lease negotiation.

You need a trustworthy and knowledgeable O&G attorney in your area.

Tread carefully with some of these land owners groups. Some play the insecure land owner card and tout the benefit of a good lease, as if there are some secret clauses in their posession.

When in reality, a well versed attorney can draw a comparable lease, if not one tailored more to your personal situation.

Further, in Ms Hancharick's group's case. Aside from taking a portion of your bonus money and a portion of your royalties, you must keep in mind you are signing a contract with Coexprise, the Experts. If you do not accept their results of their bidding process and lease (which will be the group's lease) and decide to go lease on your own, you are still obligated to pay Coexprise their bonus and royality fee. Ouch.

And as for Ms Hancharick, she is being paid by Coexprise, so just consider what you hear very carefully and don't be sold a bill of goods from a landman or a landowners group headed by a company that takes.
