paul d. clouser, esquire said… Carol, sounds like you want to hold on to your rights, which is fine. Suggest you follow the advice of some of the other posts, and either sell off a small portion of your land, holding on to the larger acreage, or wait for some higher offers, perhaps after the companies begin posting production numbers. paul d. clouser, esquire said… Carol, the offer I would consider making (subject to mineral/title search) is about $200 per acre for a 50% interest of future royalties on 133 acres, for a total of $26,600. Sorry if you misunderstood.
paul d. clouser, esquire said… Carol, it would probably be worth something in the $15K to $25K range, to me, for a 50% interest in the mineral/gas rights, assuming that there are no liens on the property (i.e. mortgage, etc.).
paul d. clouser, esquire said… Carol, it would depend on your existing lease terms and where your property is located. Did you sign with Chief? Primary term of 5 or 10 years? Royalty %? Does your lease allow for deductions, to make the gas marketable, or is the royalty payment "without deductions"? Are you allowing surface activity on your property, or is it strictly subsurface? And lastly, where precisely is your land? Thanks. P
