It doesn't appear that the PA DEP is nearly as good at providing current info on well status as the OH DEP.      Can we do it ourselves?      If we start a separate discussion on each well site in the county, and anyone with new info adds it to the discussion, we can maintain status.      Who wants to start a discussion on a well site in their area?

it looks like you need google earth to view that map? i too live within a couple miles of these 6 wells in industry, and am curious as to any pipelines coming through. that will be the next big discussion as to negotiating pipeline ROW agreements..... appreciate any shared info.

Good evening.  I am entirely new to this.  Evidently they are going to locate a well in Cannelton, Pa., (Darlington Twp.)   Already had our water well tested and got results.  Two days ago an individual stopped by to talk about a lease.  Today, men came around to "pinpoint" our water well and stated they were locating all the wells within a 1,000 feet of the "planned" gas well, sound like to me the soon to come gas well.  We sit on 2.8 acres and will be close to the gas well.  Any advice will be welcome.  Have been reading alot of articles and this web page attempting to get an "education" on this.

I believe you are talking about a well that the permit for its pad was just posted on the DEP website the other day....here...http://www.ahs2.dep.state.pa.us/eFACTSWeb/criteria_auth.aspx  It says the site is called PGC which equates to the Pa Game Commision, which makes sense since their are gamelands in your area.

Select Beaver County, wait for the window to redraw, then select oil and gas under 'program', then enter a start date ( I use the first of the  year but you can use the first of april to see what you want to see) and end date(today,whatever date it is when you do this). 

This is what i'd accept as a lease offer.....over $3,000/acre bonus and minimum 17% royalty. You will need to understand what the lease says...exactly, if not you need to talk to a real gas attorney that will explain every detail to you . The lease they will offer is not the lease language you want to sign. You need to add a few addendums, which are discussed at length here at gomarcellus...look around here you will find valuable info if you are so inclined. 

Ask any questions i'll do my best to answer honestly.

I was wondering if anybody could provide me with a little information regarding leasing.

I live within a 1/4 of the Noss Wells in Hanover township, 4 of my neighbors have signed leases with Chesapeake and 1 with Range Resources. Of the 5 leases, 3 properties directly border mine and in one instance my property sits between the well and property with a recent lease. At current I have yet to receive contact from either company except for a well water test performed by Range Resources in the fall.

I tried to contact both Chesapeake and Range with no success only to get a standard we will call you if we are interested in your property. My question is how is it possible that I would not have been contacted when 5 of my neighbors, 2 of which directly border and the other 3 surround mine? 

Does this sound typical? What are my rights/options at this point? I am certainly not an expert in this matter but it would seem impossible to extract gas from those surrounding properties without going through my property first. Any advise and suggestions would be greatly appreciated.

mark, i have had same thing happen to me twice on 2 small parcels.  signed neighbors on both sides but not me.  i don't understand it and i have not been able to get an answer anywhere.  if i find out i will let you know.  i have had some dealings with chk...maybe this is payback.  have you had any dealings with them before?  mark

I learned in a seminar that there is a law that states that even though they don't drill directly under your property, they are allowed to take any gas that happens to seep from your property.  If your parcel is small, maybe they're counting on that.  I also asked in that seminar if there is any way a person would have of knowing if they drilled horizontally under your property; he said no.

Hi Mary, There is a way to find out if there is a horizontal well bore under or near your property line, go to this site.

http://www.portal.state.pa.us/portal/server.pt/community/oil_and_ga... find the permit number of the well in question and email Kattie Schmid at kschmid@pa.gov and request the well plat there is no cost to you to aquire the well plat in this manner, and the plat will show the directional details of the well bore.

From all estimations that I have heard the well bores draw gas from the fraced areas approximately 500 feet on either side of the bore, each well bore has an approximate total gathering area of around 60 acres. The rule you are referring to I believe is called the rule of capture you will find much information on it if you do a google search.

ok guys here is where i stand with my lease let me know what you guys think, its been over two months since first contacted by mason dixon and still no deal made at first they said $2000 acre and 17% then lease was made and it was for $2200 and 15%, was told i had a few days or the bonus was going down to $1800 i did not make there deadline in time i countered asking $2750 and 17% with a bunch of addendums after weeks of not hearing from them they called said they would give me $2250 an acre wow a hole $130 dollars more and still only 15% and now they tell me that they wont sign my no surface clause, my no pipeline clause, my extension of primary term clause, and my audit clause. told me i can have 17% but if i want it,  it will not be gross, and can only have the 15% at gross and if i want the no surface activity clause they will only give me $1500 an acre, well i did not sign and wont under these terms just dont get it if they have no desire to use my property why not give me the clauses they dont have anything to loose and the money parts are not unrealistic considering what they are paying elsewhere especially just across the border in ohio, i would love to here everyones opinions thanks......
