ALOV and Northern Trumbull County- Updated Discussion to include BP Lessor's and Bonus money Payment's

Hello all!

 I have been doing a little research and speaking with friends and neighbors about forming a group to address the needs of those of us not yet represented by a landowners group.

This led me to call ALOV after hearing that they had accepted some acreage in Trumbull county.

I paid little attention to ALOV earlier as their website did not list Trumbull county as an area of interest, although the work they were doing was certainly of great interest to me.

 From what i gather there was a cut-off of June 30 for sign-up with ALOV, they extended that and also had a meeting at RD banks Chevy in Champion. This may not be news to some of you, but i had not come across the posting until after. The word i got from an individual at ALOV was that Chesapeake set a northern geographical cut-off in Trumbull county of St.Rt.88, again this may not be a newsworthy flash to some. Many landowners attended, more than expected according again to a source at ALOV, and signed up their acreage.

Now heres the news, ALOV has agreed to start a "Waiting List" of still more interested parties from areas north of St.Rt.88. If you call them with name, address and phone number they will put you on the list, and depending on level of interest, they may choose to represent us as a group in a similiar fashion, with the same or even better terms to Chesapeake, or another interested party.

So call up ALOV, their number is listed on their site www.alov.us , and ask to be included in their next go around. From where i stand why re-invent the wheel, they already have done the groundwork and have the attention of the industry on favorable terms, lets ask them to either start another "Pool" to include us, or come work with us to the same end.

 Hello again to all my fellow Utica Shale Owners. I Just stopped in to ask if there were any who signed with BP from the ALOV Northern Trumbull county group, that resulted from these efforts, still around.

Has anyone had any conversations/correspondence from BP concerning title defects, or other issues that would delay payment or affect your lease, or gotten a check for Bonus money?

JR, What number did you call for BP?  We got a defect letter that I've been trying to get some answers on and the phone # they provided on the letter, you get nowhere, a lady answers and she won't put you through to anyone

What was the defect for?

Our letter was for the mortgage, they have a list of different defects and mortgage was checked for ours and they included a Consent Lease form for us to have our mortgage company sign and return to them....HOWEVER, the instrument #, recorded date, etc. that they referenced for the mortgage...was paid 6 years ago.  So we sent the Certificate of Satisfaction for the mortgage to them in the fed ex envelope and also got a fax # and faxed it all to them.  But when we called about why we even got the defect when the mortgage was paid and recorded and should've been discovered during the title search, the only person we could talk to was the lady answering the phone.  Her advice was to send it all but couldn't answer any questions beyond that nor would put us through to anyone that maybe could. Now this morning, my husband called the same number, talked to the same lady and she gave us a Case # and said someone will get back with us.  We aren't thrilled with the lack of communication on BP's part and how you can't get a hold of anyone to ask questions. So, we will see, they only give you 60 days to correct but to us the mistake was on BP's part and should've never sent us a defect letter.  Also, the defect letter says that "after sixty (60) days from receipt of this notification letter, BP will have twenty (20) days to elect to waive the Title Defect or decline the Lease." So considering they went down to the wire on this one i wonder if it'll be till the middle of December before we hear whether or not they want our lease or not????? Frustrating....

Second group; however people in my group on my road (even next door) have received their checks. We all signed in the same day.

FYI Seismic testing is going on all around me. On Mahoning Ave. and across 305.

Any news is better than no news.

My nerves are shot from wondering, just double checked my mortgage and dont see anything preventing me from leasing mineral rights nor any prior leases or old wells around or even near my property.

Just out of curiousity Landowner, how many acres did those neighbors of yours have that got paid and were in the second group. Thanks

Tom, have you tried calling the 1-800 # to see what the hold up is?  Different homeowners that I've talked to that have received their checks also have mortgages and had no issues.  Our acreage is 21 acres. People that I know with mortages and received checks were smaller parcels but I don't think that makes a difference considering what we were sent as our "defect".  Good luck....i hear ya on the nerves, I can't imagine now having to wait another 60 days+ to find out anything.

5.2 acres, I have just under 5 however I am landlocked by acreage that is signed some have been paid and some have not. The 5.2 are my parents which is great that they have been paid (oink August-first week). I don't think I have any encumbrances but I don't the best luck. It is just nerve wracking not knowing. For example a few years ago I got a tax bill that was about 5 times larger than normal. It was because they were laying sewer lines downtown and someone must have input the wrong parcel ID. It took me a while to clear it up but these things seem to happen to me. Oh well I need to keep positive. Thanks to all for any news.

I think what happened is they started paying both groups at the beginning and then figured they needed to just pay the first group to get it done by the deadlines. Hopefully we will get ours soon.

That could be the case. Almost the first week of October behind us. I am trying to think of that as a good thing.
