I live in Jackson Twp., Venango Co., and am wandering if anyone in Crawford Co. has been contacted by Range Resources in regards to leasing with them.  We had a call a couple of days ago from them and it appears that they are interested in our 10 acre property to put together a drilling unit.  They now have a permit for a (test) well less than a mile from our property.   I'm trying to get a feel for what they are offering now just as a starting point when they call back.

I guess I can now answer my own question. Range will not budge on their offer. So neither will I at this point. I have one shot at this and I will not just give it away. So back to the waiting game.

That's Ok. I didn't lease to them about 10 years ago and I'm still surviving. It's not entirely the money issue. I refuse to give them free use of my land without it being protected and currently their 5 page lease only addresses their wants and concerns not mine nor will they bend. I'd rather have no lease then the one they are offering.   

That may be a key area for their access, pipelines, etc. and they don't want to bend.  Any pipelines, other than what is necessary to service the well output, should be handled by a separate agreement outside of the lease and must be negotiated by itself.  That's for your own protection.  Once you sign the bottom line you may have to live with it for a long, long time.

I post the lease for you to read. Just to clarify I have two deeds both side by side. Range wants all 58 Acs in one lease. Give it a read and tell me would you sign this? I've told them my concerns and they will not change one thing. After you give your thoughts I will gladly tell you what I asked for, but I don't want to cloud your opinion until you read it.

DID you end up leasing with RRC, Berk? or not?...or did someone else do you one better?...and if you did go with RRC (Range Resources) - did you get what you wanted in your lease - or were they pinched tight?

Joe - you used to worked for RRC? Interesting - good interesting. By the way, did you see that I read what you posted concerning the wells & THAT was good info. (LONG read through, but very, very good...did you see what I posted on OCTOPUS DRILLING -  but I see that it isn't getting footage around here...nevermind, discussion for another day, indeed.

I'm curios where in Crawford they are interested in? - going towards Mercer Co?...there's a reason I'm asking....ARE they good to work with? I was interested in reading what Berk's Range Lease wording said. Yes - most of the leases are 'format', common terms...that's why it's up to you to 'block & tackle'...all good things within reason. Still tough...just do your best not to give away the milk without them 'buying the cow'.

Are you STILL playing with RRC? - are you still working with them, even in a 'councilling' position?...are you still on the 'company payroll' with them - or even still 'on consignment'?...would like to know.

Some folks in the wet area of Ohio have done better, but $5000/acre bonus is in the ballpark with 20% royalty and as few deductions as as possible. When you get that far start reading the lease carefully and talk to your lawyer.
