The bigger dollar per acre deals are usually for thousands of acres--not 100 here and there. It's usually in less risky geography and comes with expertise of companies. If you can pull 20K acres together in good shale areas, you would get pretty nice offers too. The thing you have to remember is that they are signed, sealed, and delivered leases. All the ground work/landmen work is already done.

we are sitting on 25,000 acres and most of the people(90%) involved are agreed.. so we will see and being in Delaware County NY and not in the WAtershed, puts us smack dab in the mddle of the Best Shale areas..

regretably , you are the one misleading people.. I have family in both Louisiana and Wyoming Gas areas.. they went throught the same BS with Landmen when those properties became interesting many years ago. 100$/acre 8% now getting 25k/acre 28% -9 years later.. the only losers were the land owners who signed with landmen. Coalitions did not come into play until later in the game and that is when landowners started seeing the real value of their properties.. ( after they had their own lawyers and accountants involved) not to mention production costs are just over 1$ /1000mmf at most companies and that number is in their own yearly financial reports to their shareholders, secondly , let's not forget the value of the consolidate that comes out of the ground along with the NG.. it's value is about equal to a barrel of oil.. bringign teh total value of every 1000mmf to about 7.50$ /1000MMF
So yes, ladies and gents... find a coalition in your area , and talk to your neighbors... a lot!!!
and sign nothing without a lawyer ( who is experieinced in the field)...

and as a thrid notion, the US senate is expected to pass a more limited version of the energy bill in the next 2 weeks, making NG the principle fuel of the future with over 4 billion dollars in tax credits and incentives for americans to buy NG vehicles and to convert 18 Wheellers to NG

With all this ion play, 100$/1000$ is just outright thievery...
