Is anyone in the group knowledgeable about current events, particularly near Overbrook Road?  What type of unitization is in process for what well?

It wasn't sky alerts that I was referring to, it was eNotice which is run by the DEP. They send you an email when there is any permit activity in the township or county specified by you when you sign up. It is a free service, here is the link.http://www.ahs.dep.pa.gov/eNOTICEWeb/

I responded to your friend request, feel free to PM me if you like. I have never heard of needing 250 acres to get gross. I think it depends on how badly REX needs your acreage. Everything is negotiable, even though the rep won't admit that. As I said before, don't rely too much on what the rep tells you. He is trying to get the best deal he can for his company and if he has to fib to you to do that, he will do so. You don't want to settle for net royalty, it makes a huge difference over the long run.

Sign up for eNotice, that way you can see for yourself if and when any permits are applied for in Middlesex. I don't recall seeing any new permits applied for other than for the Kennedy site. If the rep told you there is something in the works near the Allegheny/Butler border ask him for details. There could be something in the works in Allegheny County, but that doesn't do you any good.

I plan to get more info from him.  Atty advised gross was highly unlikely, hate to say.

It sounds like REX is very interested in your acreage. There is no rush, I would try to negotiate for no deductions in your royalty clause. As I said before, it makes a huge difference in the amount of royalties you receive over the life of the wells.

I saw you mention in another post that the lease is only for five years. It is most likely that REX will do what is required in your lease to automatically extend it indefinitely. It is rare for any company to allow a five year lease to run out without taking any action to extend it. Good luck to you.

Quite possible.

Lets just say along Leslie Rd. a lot of the larger parcels were leased early on. Phillips had a number of them I believe. XTO picked some of them up. It gets very murky as to who has what at this point. I have heard Rex, XTO, and even Range may have a number of parcels,

Without an exhaustive search of the BC recorder of deeds it it hard to say who has what there.

It is all in play, who has what , where, don't know.

Range could be the wild card here, get a foothold and maybe some competition...... ?

I believe Turm Oil is a shallow well driller. The permit is for a vertical well and I doubt Turm Oil drills any horizontal Marcellus wells which can cost up to 10 million dollars per well. There are shallow wells all over Butler & Allegheny Counties, I don't see this well as anything great for Middlesex Township.

It appears that Skytruth sends an email when the permits are issued. eNotice sends an email when the permits are applied for, which is about six weeks sooner.

Also, I'm sure FMV didn't mean to offend you in one of his posts above. That is just his way of making sure to get his point across and he is truly trying to help you. You want to make sure you get this right the first time, as there are no second chances. Be very sceptical of anything the land rep tells you, they will outright lie to you. It's a sad way to do business, but that's the way this business is.

How about Adams township.   I am right over the hill from Kennedy well, Fritz would be between us.   Our lease is up in October, been researching as to what is going on.   Rex has taken alot of little parcels around us.   we have over 50 acres.

Anyway....

There is activity in Adams. Rex has started the permit process for a pad and well at the "West" property. I am not exactly sure where that is but from general directions that I have been told it is near 3 degree and Valencia RD. 

I don't want to speculate too much, but if you are between West,Fritz and Kennedy , would seem to me that that area is about to be in play before too long.

Any idea what the status of Fritz is? As Oliver has noted XTO  let loose that lease. Has Fritz leased w/ someone else yet?

Thinkin about starting a new thread, maybe like Middlesex, Adams, Penn. What ya think?
