I was approached by access midstream about a pipeline. they are offering $15 a foot. I know this is low,but can anyone tell me some true rates?

There are several attorneys in the area who have negotiated many, many landowner friendly pipeline agreements. Do NOT do this on your own.

You should be able to get twice that maybe more. Get a lawyer to review your agreement and ask for a 10% down payment. They may be trying to secure your ROW option for low ball rate and flip it to another out fit for a profit. Is this Mark West? I almost signed an agreement for 30 and 20 but they backed out when I insisted on a 10% down payment. If they are serious about using your land in the near future the 10% down should not be a problem. If they want you to sign a 'free' option with them having no skin in the game then I would be hesitant because I believe that was what they were trying to do with my land. Once you sign they have that option for 3 years and don't have to build the line. This may be an attempt to secure your ROW and flip it at a later date to another company like BlueRacer Midstream. Check it out consult a lawyer but I was advised not to give away any option on my property without a down payment that way you know they are serious about using your land..... Hope this helps...

A couple of the biggest problems I've seen are.
1. Owner of the land is warranting title. Don't do this! If they want to put a pipeline across your property they should do their due diligence.
2.No time frame for them to pay. Should be paid within 12 months or agreement becomes null and void.
3. Once they stop using the right of way it should be released.
