It depends on how bad they want your property. If you look on the butler county recorder of deeds, you can see edgemarc energy paid between $30 per foot up too $400 per foot. The 400 value was only for 300 feet, but they had to have it. I seen a guy with 5000 feet get $200 per foot, they couldn't go around him. They kept telling him they would never pay that much. He said fine, i don't need your pipe on my property. They left mad, say said they would never pay that much. The next day, a guy showed up with the agreement giving him the $200 per foot he wanted. I got $45 per foot, i was happy with that. But, just remember, its there for life.

Everyone wondering about this same issue DO YOURSELF A FAVOR and contact the nearest extension office requesting Penn State's pamphlet on "Negotiating Pipeline ROW''s. When it comes read it through @ least 3 times and you'll begin to grasp all that has to be considered and why before any contract is signed.
Don't do this and you get what you deserve, and unfortunately so will the future generations of your family.
We were just presented with a contract as well. it's for 2500 feet of pipeline , I had to call and ask what size pipe they were planning on using because that will affect the negotiating price. I have been told that you should calculate the size of the pipe by $10 and that is what you should require they pay you per foot.
24" pipe x $10 = $240 per foot.
