Actually a couple of questions: what's the difference between a Landex record listed a MEMORANDUM and one listed as OIL AND GAS LEASE? And if you pay the $5 or whatever for the document, what do you get? A copy of the actual lease? I'm being nosy and want to know how much bonus/royalty my neighbors got.

Memorandum is short form of lease without the monetary terms and is used to prevent dissemination of bonus and royalty rates.  For the fee Landex gives you the filed doc but for what you want to learn you will not get it with a memo of lease.

I've bought a Memorandum and no, it's not the actual lease.  Since the Leases are about the same number of pages, I've assumed they're not either.  There is a flat $5 fee per order, plus the amount(s) for the individual document(s).

With the production numbers available, it is possible - with a copy of the unit Declaration - to do a ball park estimate of how much royalty a landowner is getting.

Do you know if the Landex copy of unit declaration shows a map , or just the names of  people in the unit ?

I get all pages of declarations that are filed when I view or print them. All so far have included a map with boundries and in most cases a little mark for where the well pad is. I have added money to my account so I am actually paying to view and print. I'm not sure how it works for free.

The Declaration I bought/downloaded (pdf file) from Landex included the map page and the parcel owners page.  The parcel owners page includes the interest (share) each has in the unit.
For free, you just get to see the well name and the names of the people in the unit.
But not always the names of (all) the people in the unit.  East had listed only themselves as the Direct and Indirect Parties on the face page of the Declaration I wanted. Except for the landowner the well was named for, their names didn't appear in "more data".
