3K to LEASE ...now 3K to PURCHASE?

I find it quite funny that we were getting offers from O&G's to lease our mineral rights @ 3K/ACRE last year, and now Royalty Companies are coming out of the woodwork offering 3K to purchase the same mineral rights. Everyone who has land in these shale plays needs to beware of the sharks in the water...I ONCE {no longer a friend]had a friend tell me he would not sign a lease for less than 15K/acre a year ago. That same individual is purchasing mineral rights @ 2,3,and 4K/ACRE!!! My point is that money does strange things to people. SELLER BEWARE!!! The extemeley valuable commodity under our land should be compensated fairly...I guess it's up to each and everyone of us to define,"what is fair"! GOOD LUCK TO ALL AND GOD BLESS!

Also BEWARE these companies are making their offers look like the lease you signed with wording that will deceive some into thinking it is a lease that was transfered or something.  Lots of these companies are also very cleaver to send it out to people that are due to release.  We are members of NARO and they warned of these companies several months ago.  They are feeding on people's greed or disparity of low economic pressures to sell and they word it and make it look like just another lease ---- one company I think was called out on their wording b/c it was so cunning to try to rip off people who may not understand the terminology.
