ALOV and Northern Trumbull County- Updated Discussion to include BP Lessor's and Bonus money Payment's

Hello all!

 I have been doing a little research and speaking with friends and neighbors about forming a group to address the needs of those of us not yet represented by a landowners group.

This led me to call ALOV after hearing that they had accepted some acreage in Trumbull county.

I paid little attention to ALOV earlier as their website did not list Trumbull county as an area of interest, although the work they were doing was certainly of great interest to me.

 From what i gather there was a cut-off of June 30 for sign-up with ALOV, they extended that and also had a meeting at RD banks Chevy in Champion. This may not be news to some of you, but i had not come across the posting until after. The word i got from an individual at ALOV was that Chesapeake set a northern geographical cut-off in Trumbull county of St.Rt.88, again this may not be a newsworthy flash to some. Many landowners attended, more than expected according again to a source at ALOV, and signed up their acreage.

Now heres the news, ALOV has agreed to start a "Waiting List" of still more interested parties from areas north of St.Rt.88. If you call them with name, address and phone number they will put you on the list, and depending on level of interest, they may choose to represent us as a group in a similiar fashion, with the same or even better terms to Chesapeake, or another interested party.

So call up ALOV, their number is listed on their site www.alov.us , and ask to be included in their next go around. From where i stand why re-invent the wheel, they already have done the groundwork and have the attention of the industry on favorable terms, lets ask them to either start another "Pool" to include us, or come work with us to the same end.

 Hello again to all my fellow Utica Shale Owners. I Just stopped in to ask if there were any who signed with BP from the ALOV Northern Trumbull county group, that resulted from these efforts, still around.

Has anyone had any conversations/correspondence from BP concerning title defects, or other issues that would delay payment or affect your lease, or gotten a check for Bonus money?

Any news?  This waiting is driving me nuts!!!!!!!!!!!!!!

Thanks Fang.  I too work downtown and have seen a dramatic decrease in title types milling around.  Was just wondering if anyone else has heard anything, good or bad.  

Just heard a friend of mine who only has a few acres had come home to a note that told them they had to go somwhere to sign, dunno if it was post office or fed ex

Were out of the race. Come to find there are four existing leases on our property and the damn well is still producing...only specks, but still producing. Whatever...honestly, the saying, if it seems too good to be true, it probably is (my quick version). I hear a lot of bad news is coming still for other landowners that have not received their checks yet. That's why it has taken BP so long to do these title checks. Unfortunately, when we started this journey, I never knew records like this were public information. Now I know:( Anyway, good luck to you guys, but it's not looking good and that's not coming from just my personal experience...it's coming from mulitple well companies that I have spoke to and also my attorney that researched our "rights" in this matter.
But, hope some of you guys come out on top:)

This is what I've been afraid of.  Seems like us poor landowners were duped and now are being screwed over again.  I've heard that even if we don't get the bonus money, we will still be eligible for the royalties.  If BP isn't interested, does anyone have any other companies or ideas on what we can do.  I would like to know in what world that something would have legal standing when the property has changed hands multiple times and most of the original signers are dead.....only in the US can a tax-paying citizen get screwed over by the government and big business.

I'm so sorry to hear that happened to you. Is that neighbor still maybe willing to sell them or give them to you? Of course you wouldn't get the bonus money but you could still get some royalities. A friend of mine had this horrible surprise happen to him to. He was furious for weeks and I felt for him since it's hard to find out you don't own what you think you do :0(.

I disagree. If you buy property, have a title search done by a reputable title insurance company, and they come up with a free and clear property search, the new owners think they own the mineral rights. In PA, the title search co. only has to go back 50 years to see if the mineral rights go with the property. I had this exact situation happen to me. We bought part of a larger farm in PA that was split apart about 50 years ago. My neighbor, who got paid first from Hilcorp, only received half of the money because when the researchers for Hilcorp went back to the 1800's, one heir kept 1/2 of the mineral rights to the whole farm. Obviously, this heir is deceased, and nobody informed either one of us that the mineral rights were not ours completely. Upon review by my neighbor's attorney, evidently, PA recently passed a law that states, "If an heir hasn't laid claim to the mineral rights in the past 50 years, the mineral rights transfer over to the present property owners." Western Land Services, who does the title work for Hilcorp, wasn't aware of this new law. My neighbor collected the full amount of bonus money as did I.

I know there was a proposed law like that in PA, but it was never passed.
