The following did not affect our bonus money:
We decide where pipelines can go and they must be buried deeper.
No water usage (we have a big lake).
No storage of equipment/supplies on the surface, or underground storage of any kind.
Higher royalty percentage than what is in their lease.
Damage to our well water covered better than original lease.
500 feet setback of drill pad instead of 200 feet

Robert,
How did you negotiate a "no surface" lease, different from the rest of your group? Were you part of a landowner's group? That's what I'd be looking for, though I know that others in our group are looking to have the wells planted on their properties. In fact, as far as I am aware, there will be a group signing of leases when/if it happens.
