Pipelines: Agents wanting to lease gas line right of ways

Hello has anyone been having any expereince with companys wanting to lease gas line right of ways what kind of offers per foot offers for compressers like on a 300'x300' pad ? offers for roadways etc  A company offered  me 10 dollars a foot five for the assement and five for damages offered 2000. thousand for the compresser station saying that came out to 1500. an acre Anyone have any comments or is everyone somewhere else?

hello folks Here in Green County most companys are starting at 10 dollars a foot and will usually go to 0ne dollar per inch of pipe times linear foot.Then the rest is up to how much property you own and how much it will cost to go around you.I have heard as much as 25.00 dollars a foot and know of 20 dollars a foot but that was where they had a exsiting line but didnt have a blaket lease with all the landowners so had to pay a preium price to the land owners that had restricted use of the easement to the oringal pipeline.PSS find a good attorney they have several working for them and if you dont have the money to hire one demand the pipeline company pay for youre legal fees if they want the right of way bad enougth they will pay.
Do your homework and get a lawyer. Compressors are loud and they emit toxins. You can negotiate for noise and emissions controls. You can negotiate for a lot of other protections, too, not only more money. Some of the negotiable items were described in public testimony by Chris Denton at a July 7 PUC hearing on the Laser Northeast pipeline proposed for Susquehanna County, PA. You could ask the PUC for public hearing transcript pages 312-329.
One guy down the road accepted $45.00 per ft. for a pipeline to cross his property, another asked for $100,000.00 and got it. That's with no compresser. If I had to listen to a compressor all the time, I would want big bucks!!!!!!!!

My advice is to get a gas & pipeline attorney...............................!!!!!!!!!!!!!!!!!!!!!!!
I live in Albany Twp and was recently offered 15 dollars a foot for the Dominetta pipeline.  I told them I want a one pipeline clause in my contract and they countered by saying they will pay me 15 dollars per foot for any other pipelines that may eventually cross my farm.  I dont think 15 dollars a foot is enough, since they can disturb my land more than one time.  Im the only one that will work with the gas companies for this pipeline and the only way for them to get through.  How do I go about getting a higher offer?

I live in lower Sullivan county and we were offerered $16.oo a ft plus damages for one line. Just talk to neighbors and see what they are offered.

For one thing you want to make sure exactly where YOU want the pipeline(s) to go on your property.

We let Chesapeake put the line in along the edge of our property here in Monongalia County, WV.

You must say this or they will do as they want to their benefit.

Your offer does not sound bad, we could only get them up to $12@ foot starting from $3.

How many acres do you have?

Getting them higher is in your favor if nobody else is playing.  You do get paid for every time they put another line in right? 

Of course you do need an attorney!!!!!!!!!  There's language needed to protect you  and your land.
