oleg chemyr...there are landagents that view these discussions...so perhaps one or more of them will help you as after reading your input here in this discussion it is clear that the higher offer was still a bit smaller than your neighbor's.....but the addendum and the way they renew the lease term and how they pay on the royalty is very important also...especially in a group unit. Now all this is also new to me but I have learned to spend the time reviewing the discussions and info that gomarcellushale.com offers....

You really need to have understanding more than just the dollars...even before you call a lawyer. Even looking for a reputable lawyer is like going thru discussions with landagents. If you are not in a hurry to lease then take your time and gain in wisdom and understanding. Also join your county group and make some contacts with those in that group (you have an outstanding group in Bradford here at gomarcellus.) Yet if you are in a hurry (hope you don't have to be) then read over that check list above and study it before signing or the hire of an attorney. This way if you utilize an attorney you both will understand better (and make sure it is an attorney that isn't new at all of this so you don't have to teach and pay!).

I did find the list of 3 names and their complete contact information on a link within the site.
The USGS told me Homeland Security has taken access off of public records and this is why we are directed to contact the pipeline operators directly. I was hoping to avoid this.
It is still frustrating but it's a start.

We have received a written 'offer' and were also given '45 days' to respond.
The offer said if we got any other offers in writing then they would beat it.
This is for 98 acres in Monongalia county, WV.
