Dick land owners group takes a percentage of your up front money if they obtain a lease that you like.  If you do not like the lease they obtain they do not get paid. They ask for a year contract to get you this lease with a legal team at there disposal .  The gas and oil companies leasese are very much in there favor with tricky wordling
