Befor I lease my land I would like to hear that someone has leased their land and are Happy with the outcome. every post I read seems to be negitive, as to their Royalites and lease terms.

We were happy years ago when it seemed CHK was dealing on the up and up.
That feeling is no longer and we feel it should all be renegotiated and redone.

Our lease is fair, singed in 2010 with Anadarko.
We are in two producing units. Anadarko and their venture partners are abiding by lease terms, communications from their representatives when we have questions has always been prompt and courteous
Could the terms been better, of course but who at the time of lease signing especially when there have been oil and gas leases in our area (Lycoming County) for many years and virtually none of the leases in years past were drilled on, and virtually no one paid any attention to the terms for that reason.
Now that the Marcellus has opened up everyone realizes that they ( or their lawyers) should have looked at their leases a little closer, but hindsite is always 20/20
You have the advantage now to learn from everyone elses mistakes. Get a good oil and gas attorney to help you navigate through the gas field. Also it pays not to be greedy over the signing bonus, yes for some that is all they will see but if you are lucky enough to get in a producing unit the royalties will be where the real dollars are. So make sure you and you lawyer negotiate those terms and related deduction charges very carefully.

Donald, Go to alov.us and look at the March 2012 lease in the center row bottom. You will find the best lease you can get. Even the Ohio Gov.would like this one, it has the O&G companies paying his proposed new taxes.
If you sign a standard O&G lease, you will have plenty to complain about as time passes. Use a landoner friendly lease not a one sided O&G lease. Ron
I signed in 2008 without a lawyer. I had some good things put in an addendum but didn't give much thought and didn't hear much about the deductions. Now after getting my 1st check I am sorry becasue of the mount they are taking. I asked about it and was told your lease allows these deductions. They didn't explain them as I asked, just basically said we can so we are....
Chesapeake had a good rep in 2008 but now, especially after all the corporate BS with the CEO, they are not looked at too good. I am very disappointed in them as a company to do business with!
Yes, C H K has a bad rep, would not want to deal with them.I think as time goes on the landowners should end up with better leases. as more info gets out, and everyone is better informed.I don't think it can be said to many times, get a good Atty. befor you sign. and even that is not a sure thing. all Attys. now claim to be oil and gas experts. I read a post the other day that said, your lease is only as good as you can afford to defend it. I have read that you should not worry about the bonus money, the big money is in the royalties ,but after reading some of the posts on this web site, I'm not sure about that.

Thanks for your insight, I do aguree with your thoughts on leasing, and up front money. I do have some knolege of leasing but would not feel I would want to negoticate a gas and oil lease.would leave that to a good g/o atty. have leased coal, 2 page lease. I seen a g/o lease the other day that was 27 pages, BP lease. Thanks Don
We' were very happy with our lease sign up money and that was before it went sky high. Now we are even happier receiving royalties because that's where the real money is. When we bought our property we never dreamed this opportunity would come our way. Many negative comments are because of greed, plain and simple.
We leased our land with Seneca and did not use a lawyer because we were very fortunate to have a ver y fair and honest landman and Company in Seneca Resources. From what I read we are the exception and most people would be smart to get a lawyer. We received a surface lease and got all the exceptions written into our lease that we asked for.
