I am wondering if anyone knows of a good appraisal company that can look at 30 vacant acres near LeRaysville in Bradford County. I would like to find a company that can look at the land with O&G rights going with it. Currently leased with Talisman and lease ending in June of this year. I would appreciate any help on this as I live out of state and would like to list my property but have no idea what to list it for.

In addition to Fang's suggestions: another possible source for a recommendation for a Land Appraiser would be an Attorney's office local to the acreage in question. Land Appraisal is part of the process that often takes place when an Estate goes into Probate.

Also, if there are any local Attorneys that specialize in Real Estate, their office might be able to recommend a qualified individual.

You might not need to speak to the Attorney, their Clerk might be as (or more) helpful.

 

It might be useful to pursue several avenues of inquiry ... in hopes that the same name(s) with turn up from multiple sources.

I will try that although I have spoken to several reputable people in the area and they seem to struggle with putting a real value on the parcel with so many "variables" to consider, they say.

Although this is a few months late, mineral appraisal is an exceptionally specialized field with only a few dozen competent appraisers in the entire country - no residential appraiser and very, very few geologists or certified general appraisers are capable of performing an appraisal of oil and gas rights.

There are only two companies active in the state of Pennsylvania - Congdon & Company (Endicott, NY) and Resource Tech (State College, PA) You can find the contact info for these companies by either e-mailing me or visiting the website of the American Institute of Mineral Appraisers - they are the national organization that credentials mineral appraisers.
