Reading posts to Micheal Reids Q, in the general discussion. What is a fair offer TODAY , the past is just that. If no one has noticed people are leaving, not coming to Tioga Co. Many commercial buildings that were rented to gas field co's are now empty, camper lots empty. The Northern half of the county is Shell's. No one else is coming. Talisman is letting leases expire, dissolving partnership agreement with Shell for Jackson Twp, due to bad profitability.We are tier 2 acreage, Northern half is not even that. Production #'s are marginal at best for many of the early wells. If you think less than 2k is a insult, you are living in the past.08-10 many players in area, price of gas in 08 $12-14, seismic testing not complete, the world was running out of gas, oil. Enter the Bakken, Eaglesford, Utica. Now on a positive note, Shell is here hopefully for the long run, gas prices are rebounding from historic lows, technology is getting better. So I say again what is a fair price? If nothing else my rant is sure to liven up our county group once again.

Iirc, Talisman and SWEPI divided up their ERI holdings in 2010. On the plus side, both SWEPI and Talisman have anchor shipper commitments to the Tioga County PA extension of the Empire pipeline. So they probably can't turn off the tap entirely.
Except for the occasional "critical" parcel, I wouldn't expect Talisman to be leasing anything in NE TC now. It's no secret that they are overextended and under pressure to reduce their debt. SWEPI isn't dependent on TC for cash flow to finance other operations, so I wouldn't expect them to be enthusiastic about leasing more land either. But if SWEPI and Talisman planned to "write off" NE TC, they wouldn't have gone ahead and installed their gathering line networks.
I'd be surprised if any companies are leasing at all in TC right now. If no one is interested, 'fair price' doesn't matter. I hope it will pick up again as power plants are converted to natural gas, and the LNG projects expand. I also heard of more NG refueling facilities at truck stops. It's moving in the right direction, but not very quickly.

Just answered Thomas Lilli's post on general discussions..he wants to start a landowners' group....maybe we should start communicating better in this area ...I am in Liberty Twp, as is Thomas...I did recieve a letter asking to buy my royalties even tho my immediate area is not drilled...just for giggles, I called and was offered 1500 to `1800 per acre, even tho I am not receiving any royalties.....I also spoke briefly to a landsman who said there will be significant activity in this area in the near future ( his words)...this was back a few months ago....think I will post this info and see if I can get anyone to contribite any info they may have....
Hi again, Gringo...I said he was a landsman but I think he might have been more of a broker, he said he negotiated deals between landowners and the G&O co's....if u don't mind me asking, what makes u say I am in a good area? a lot of ppl on here are not optimistic about Tioga co.....I know they have a permit for stormwater and a pad near me but that was last Oct. and no activity yet.....jus' wonderin' Thanks, Theresa
I am bearish on parts of the county, but I am still holding out hope for your area. Lease swaps and JV's are good signs. #'s south of the County line are sounding strong. So many leases in your area ( Jim B, Anandarko,Cheasepeake ) had extensions there was no rush to drill.
thannks, Gringo....my old lease (read crappy..lol) is extended til '16...but I have been looking at Lycoming co recently and you're right about them looking stronger...only got the 1 offer so far but I'll post here if i hear anything or get any more offers...btw I'm with Anadarko...
the oil and gas industry is always in a constant up and down- that's fact.
Chess sold out to companies who plan to move in. 12 years ago- when this started.. nobody would listen- but new depths are being drilled, pipe is going in the ground and the midstream phase is underway. You're on a roller coaster. Mansfield had oil wells years ago- Drilling took place in Mansfield in the 80's.. just hang out - we'll see high prices again.
