What is the on average rate for mineral lease on property in Harrison County, WV?

Amy, I am from C-burg, WV, I am debating a lease right now, the energy co. is playing all of us for hillbillies, dumb hillbillies @ that, I finally got them up to 900.00 per net mineral acre & they gave more to the immediate heirs & less to us 2nd gen. heirs, per net min. means across the board ~ even steven. They wont budge on the 12% royalty, there is only a few leases left to be signed, & the com. doesn't want to answer any questions I have, hence me surfing every Marcellus site. I feel, we Harr. Co. citizens need to get together via www or other means & get those potential leaseholders educated. Lack of knowledge has caused me major grief over this because my family who are elderly just signed away with no questions asked.  This is my first reply ever on here & I just found out there is not a way to copy & paste. I meant to put this under Amy D ! Sorry Robert .
Laura, xto is trying to lease our land, started @ 250.00 an acre with 12.5 royalty. I REFUSE to sign for that 12.5 & I got them up to 900.00 an acre. They think we are STUPID ! I have went round & round with them ! Would your company be interested in our property ?? If so I would be delighted to fill you in on everything & the courthouse research wouldn't be too tough because I have obtained a lot of what they have done ! I demanded it. Thank You I will look forward to your response !

have you heard anything with leases in the Shortcreek township in Harrison county OH.?

There are currently 264 permits in Harr. Co. PDC is drilling, Chesapeake, I believe WACO is one also. that is all I heard so far, but will ask one of my friends & find out who else is & let you know.
Also they have threatened me & now I have obtained info. where a civil lawsuit has been filed against them in Marion Co. for placing part of their pad on a person's land who refused to have any part of the drilling !
I have the lease with all the parcels etc. & some documents sent via email. The lamdman's name was Jeremy Barrett, now the big guy is corresponding with me, Vidal. Jeremy was constantly lying to me, I have every text mssg. he sent me saved. He really thought I was as dumb as dirt. THANK YOU

I just got a letter to buy my mineral rights at $6,800 per acre.  Total of approx. $92,000.  I'm located in Harrison Co. Ohio Rumley Township.  Last year they offered me approx. $47,000.  Obviously mineral rights are increasing.  I have an oil/natural gas lease.  It expires 2015.  For some reason they want my husband to sign it now.  Without drawing up a completely new lease.  My Husband is not listed on my land.  The land person told me it was in case of my death.  WRONG.  The lease states that when I die it goes to my heirs.  Does anyone know what they are trying to pull?  It seems pretty devious to me.  He also said he was going to contact my husband to explain the situation.  Of course that never happened.  It just doesn't seem to be on the up and up. 

I think it is pretty standard for spouses, even those with no ownership interests, to sign leases and deeds (as grantors) so that there is a record that they are aware of it or something, maybe related to dower rights. I am not an attorney but have seen it often, and my husband had to sign a lease even though he is not owner.
Maybe someone else can clear this up.

I am just south of you in archer township and have heard of upwards of 10k per acre fyi.  I have heard that from multiple people and been offered more myself.  just wanted to let you know
