Wishguard leasing in Northern Trumbull and Southern Ashtabula Counties...

A company called Wishguard has been leasing in Northern Trumbull and Southern Ashtabula counties over the past few weeks...signs posted on roads in many places announcing locations and times for lease signings (last one I know of was in Huntsburg, and I believe one will be in Gustavus soon...).  Their offer is 1600 an acre with 15% royalties, much lower than what ALOV has been promoting, but with ALOV giving so little updated info to those in their group some have already dropped out and signed with Wishguard, and others are considering doing the same.

 

I know already that Wishguard represented Gulfport Energy in SE Ohio leasing (secured leases for FAR less than what they are now!) and have checked out the Wishguard web page (no real info there...).  Just wondering if anyone knows who Wishguard is representing here in NE Ohio, or if they are just securing leases now to be flipped at a later date?

I would like to point out to mr. Kerns that I had absolutely Zero comments on this sight until you personally brought my name onto it.  This whole discussion prior to my arrival was absolutely nothing more than someone's personal crusade.  It was not really anything more than a few guys convincing themselves how intelligent they are and making every effort to run down the competition in hopes that their option would look more appealing to people. Through rediculous statements that have NO factual merrit whatsoever, you feel somehow a little better on the inide.  I have provided proof after proof of how little the people that keep argueing against this company really know. The fact is simple that as you look at the beginning of this entire discussion it was formed to degrade and sling mud at a competitor in hopes of gaining more people into the ALOV group.  I hope that some day you should focus your attention on more important things than this discussion.  I would first spend alot more time than you have at looking at the "proposed" version of the lease that you intend to sign. Imagine that.  A "proposed" Lease?  What is that?   You want to adamently argue over a lease that has been signed by a former senator, coal companies, judges, towns, and lawyers alike on over 100,000 acres but you can't even tell me what your lease says that would help me understand why our lease is inferior to yours??  Are you kidding me? Really?  You are too foolish to realize that you are being baited in like a rat to a trap.  They suck you in on the promise of big upfront money then they tell you that you have to sign quick, so that you don't have time for attorneys to look over all the language that they ever so slightly changed enough to give them the loopholes necessary and you go ahead and sign it because you don't want to miss out on that bait, or eh, I mean upfront money.  Don't worry they checked it out for you. However, I would also recommend to you to not let your buddy read it because he struggles with even the simplest business principle such as arbitration.  Would you like me to predict to you who the company is that will end up with it or should I keep it in the envelope?  This is not the first time this has happened!  I hear there's more companies coming..  Just wait...  We will have more info soon...Next week...  Oh sorry, two more weeks...  Wait... at the beginning of next month...  Oh wait... More bidders....  Next week...   Going to call for a vote soon....   Can't find a place big enough to hold everyone...Next week....  It's really going up...  Just hold out...   Don't worry people, It will all be over once ********* drills their test holes and determines who or how much they are going to pay if any at all.    Just keep waiting....   Remember,  It is easiest for a wolf to successfully attack a flock of sheep if thay are snuggled together and waiting, eh I mean sleeping!!

Just to clarify, I am not in any way saying or making any accusations about the trumbull county Landowner group in particular. I am sure they are volunteers that have your best interest in mind and am not implying anything otherwise. I believe in groups. It is the only way to get the leverage necessary to get into a good lease.  Period.  I do however feel that that group has to be informed and educated.  It is obvious from the rediculous statements and lease references that that hasn't happened.  My previous remarks were directed to the individuals that have repeatedly continued their useless rhetoric about a proven company when, as I pointed out, they have no lease at all.   It is yet to be determined.  If this goes down like I predicted to them, then RUN!!!!!!!  Fast!!!!!!!!  However if your needs are being met than you have to do what fits your situation and I truly do wish you the best of luck!!  We are all hard working people that deserve to get whatever our oil and gas is worth.  Whether that is millions or zero is also yet to be determined.  Only time will tell.

You keep coming back and everytime u go on and on telling everyone how good wishgard is but still won't say what u are offering in Trumbull and Ashtabula area. That Arbitration agreement is the same one banks,credit card companies and mortgage co. Use to tie people up that they must use before they can sue and everyone has been rallying against including the authorities.

Ahhh...again the ongoing attacks from WishGard and its representatives!  I have to wonder if anyone from corporate WishGard has any idea of how its employees conduct themselves.  As James said, I can't imagine any reliable, honest company that would accept such behavior.

 

@Adam - I'm glad AR saved you a lot of typing, because whatever it was that he wrote here made absolutely NO sense whatsoever to me, and if you had retyped it it would have been a complete waste of my time, again!  I like the way you again side-stepped the point I was making - that while AR claimed I was lying about pooled acreage not needing to be contiguous, I posted direct quotes from WISHGARD'S lease and showed FACTUALLY how I was correct.  As in every other post here so far, WishGard reps misrepresented the truth, and when called on it they avoided responding.  I was wrong once so far (about the royalty being gross)...when corrected by a WishGard land agent, I went back, got the addendum page, read it, and readily admitted I WAS wrong.  What is it that WishGard has to hide that prevents its agents from doing the same?  Is the $25 WishGard offers for deliverable, leased acreage REALLY worth someone's integrity?

- You point to the clause denying legal action as a GOOD point in WishGard's lease???  If that is one of the better points of the lease, then that alone proves the lease is crap!!!  You're absolutely right about how difficult it would be to pursue legal action against O & G companies would be, but much better to face a long, difficult fight than to face arbitration (which is binding in it's entirety...even if half of the claim IS actionable by the landowner, if arbitration goes against the landowner, then ALL points in the arbitrated claim go against the landowner!).  PLEASE explain to everyone here how a THAT would benefit anyone except the O & G company!

Time and time again on this site I've proven my point of contention with the WishGard lease, LEGALLY, and have shown myself to be correct - at what point does WishGard think it would be a good time to stop trying to dodge facts and present their lease for exactly what it is - an O & G biased, easily marketed lease for WishGard to flip?  Better to be at least honest and come right out and say that WishGard is a business and as such interested in its best opportunities to profit than to have their agents look foolish to all reading this site...

I guess there is nothing more to say here that hasn't already been said, i will catch you gentleman on another thread. Hopefully this will be last we hear from Mr. Thomas and i regret identifying him as a Wishguard Rep., which is all i did to start this tirade. A wise man once said, when you argue with a Fool, it gets hard for observers to figure out which one is the Fool. I made no personal attacks, just mentioned the outfit and the reps. were working the area. Good Luck Guys.

If you have a Wishgard lease then you would know that your statement for 25 an acre is another example of Mr Gannelli just pulling numbers from the top of his head. The offer as you know is 1600 an acre and 2250 on the extension. As with Mr. Thomas, I am done posting on here. I know Wishgard has no problem with sharing their lease with anyone that would like to have a copy. I would love to see the final draft of the ALOV lease, if Chesapeake has drawn it up yet. I don't know where you are pulling this 25 dollar number from, but you are just spreading dissimformation. Unlike these other landgroups and companies that come out and promise the landowners the sun and the moon, Wishgard has paid every client that has had clear title. Sign up with a group if you feel that is your best option, Then hold your breath that you will be one of the LUCKY landowners that gets cherry picked out of that group.

I know that you are trying to get as most upfront money as possible as you don't have enough acreage to drill even a vertical well on your property alone, and hope you and your neighbors are able to stick together so you can put a drillable unit together. Best of luck to you all and I hope you continue to spread your good words and misleading information to your neighbors, friends and family. I'm sure you will be getting some nice Christmas cards when they don't get paid and no lease or buyer is ever VOTED on.  lol

LOL!  The $25 per acre is what WishGard offered my neighbor for each acre of our neighbors' land he'd be able to convince the neighbors to commit to a lease with Wishgard (he turned it down immediately).  I guess I should have made that a bit more clear...wouldn't want to give WishGard a bad name or anything...

 

It is the $25 per acre bonus for getting people to sign leases with WishGard that agents like AR have been willing to sell their integrity for...

That probably explains one of my neighbors who was cheerleading for W******* last spring. We always wondered if he was getting a kickback for being a "community organizer" and bringing the neighborhood on board.

This is turning into a "soap"!  Is it possible for folks to stop "Wish ... ing" and simply  group with a company that at least begins the bidding@ $3,000 AC and 17% royalty.  That's a healthy place to start.  You know the types of regional environmental safeguards you want ... personal addendums for lumber stands, sugarbushes, springs, etc., and they know all the legal-ese that's necessary to safeguard earnings.  Or you could keep hastling each other and not convince anyone of your motives or integrity.

Did you not learn anything from the negative experiences of PA and WVA folks before they connected with up-front, experienced firms?

Wishgard may be leasing but they are not paying. They are asking folks to sign 30 day extentions.

wishguard is buying leases very cheap and selling these leases for considerably more money to the oil companies. I signed with the point pleasant landowner group. At least they are trying to get more that $4000 An acre. Plus, they fight for the land protections. There is oil and wet gas under Trumbull county. Why is everyone selling out so cheap. According to odnr, Trumbull county is one of the best oil spots in Ohio. I thought $3900 was too little. I cant believe people are signing for $1600. That is way too low. Be patient people, we deserve more than $4000 an acre. The point    pleasant shale is thick in Trumbull. Dont let the oil companies or landmen tell you Trumbull is not good.
