We have property in Trumbull County and have been told by ALOV two more weeks but they have said that 3 times.  I am concerned about the length of time it is taking versus what they said it would take.  Has anyone else heard that they are promoting somewhere around $4000 or $4500 an acre and around 18% in royalties.  I have also heard people in the area  say that those per acre prices will start coming down as the companies expand into Trumbull County.  We have had interest at $1500 to $2000 per acre and 15% royalties and the ALOV proposal has more but I am not sure if it will really come true.

That's OK.  I'd just like to know what's happening.

This article gives somewhat of a summary of yesterday's meeting at The Packard Music Hall.  The one thing that stood out to me so much was that they REALLY are taking care of the landowners in "legal speak".  Many things are covered under the lease agreement that doesn't get taken care of when people sign up without getting representation.  I was certainly impressed.

Here's the article.  See for yourself:

yes it was a meeting going over the legal aspects for the landowners... there will be.a meeting saturday at champion high school for trumbull county residents that want placed on the alov waiting list...at three o'clock

seems like the entire Trumbull group is on a waiting list...

I'm debating wether or not to join landowner group or just hire an attorney. I own 108 acres and if they did drill in future would want to be certain that they only drill on certain area. I am afraid if I join a group that I won't have the ability to put restrictions where on my property they drill. Any opinions would be appreciated
alov has a fifteen page lease...ask bob rea if you can read it

I would just like to point out that the lease ALOV has is merely a "draft" lease.  They do not have a lease to show you.  They will send you probably send you a copy of the draft lease that one of the lead guy uses for his own personal business venture.  That is what they have done in the past anyway.

Personally I went to a ALOV meeting at champion high school on Sunday. What "Adam" says seems to be correct. Having a new outlook on this whole process I got the impression of "I started my own company, we are going to settle this soon so we can go on with our lives" Seemed like they just want to make a deal to make people happy. I didn't get the feeling that if I signed up I would be getting the best deal. BUT I am still considering it as it does seem they have worked out a good lease.

Personally, I will take a little less up front for a good lease that protects me and my land.  I was at the Champion meeting too.  He seemed to have his act together and he was right about some of the wording in other peoples leases.  I checked it against a couple leases that other people sent me.

I have seen other leases also. I agree 100% the quality of the lease threw ALOV is top notch compared to others I have seen. He himself didn't Impress me much however the overall idea of the group has my interest. And yes the wording in most leases heavily favors the drillers. I urge anyone undertaking this on there own to at least analyze every word in its entirety, the Internet is a invaluable resource. I also find it helpful to keep in mind what IS NOT said in a lease is just as important as what IS in it ;).

Good Luck To All.

Cobra,

Please do everbody a favor and go find something else to do besides continuing to pester me.  You have NEVER caught me lieing.  Everything I have said has been backed up time and time again.  I do not know the what your issue is but it is clear that in every post, your intent is attemp to smear my name in hopes of making you look better.  It doesn't work.  You only look worse.  If you have facts, I would love to hear them otherwise I can only assume your personal agends must be based from you either being a competitor or simply having no knowledge on the subject at all.  It is clear that you can only attempt to put down the competition when you are not able to be better than them.  You speak no facts on anything I have said, you simply are like a little kid that sits off by himself repeating "you are a liar", "you are a liar" and yet you have nothing to back it up with because it simply is not true.  EVERYTIME your claims have been disproven.   If you have facts by all means share them, otherwise quit wasting everybodies time with your useless unfactual rhetoric.

I agree.  We have not joined a land group for the same reasons.  I do not believe anyone can develop one lease that suits all.  If it were a situation in which landowners united to maximize prices just as many retailers unite to control the market it would be fine.  But, to actually develop one lease that prevails over each individual holding is a little surreal.
