Permalink Reply by david stover on June 29, 2012 at 9:28am We just got notice from Western Land services (hilcorp) that they are signing an agreement with DAS for seismic testing to be done and we are to sign the permit that they will be sending out. we are in shenango twp., west middlesex.
Permalink Reply by Pam on July 1, 2012 at 10:47am I'm worried that some of these leases maybe a scam. My father who lives in West Salem Twp. has been talking to a landman that is working for CX Engery. He received a offer for $3250 an acre. We are really worried that this may not all be right. Does anyone have any dealings with this or any option about what we should expect? I do know that some of his neighbors have already signed with this landman. I'm worried that he told my dad money in 90 days???? Reading some posts about people not getting paid worries me. HELP...LOL!!!
Permalink Reply by petej on July 1, 2012 at 3:19pm Pam,
I am deep into this and don't think CX has any "LANDMEN". Up untill Friday or Saturday ( not sure of the deadline ) you should have been able to get into the CX group for more $ per acre, a good lease and great royalties.
Jim L. Can you help here?
Permalink Reply by Jim Litwinowicz on July 2, 2012 at 4:26am As petej said, Cx does not have any landman as we do not represent any one drilling company. We are independent and work on behalf of the landowner. We had a great offer for Mercer Co but that offer expired on June 30th. Not sure what your options are at this point. I see what I can find out.
Lots of people that went through Cx have been paid, including myself. People in Mercer Co that signed in Jan and Feb have been paid. The companies must research your deed and they usually allow 90 banking days to do that title work before you get paid.
Permalink Reply by Mike C. on July 2, 2012 at 4:29am Carrizo has most of West Salem under lease. I am sure that is who they are referring to.
Permalink Reply by Pam on July 5, 2012 at 3:11am Yes Mike that is who the offer is from...Carrizo Utica...CX Energy. If this expired already, why is my dad getting this offer? His neighbors just signed this past month. The township did tell my dad they are starting at least one drilling spot very soon. We are setting up to sign on Monday July 9th, any information from any of you would be greatly appreciated.
Permalink Reply by Pam on July 5, 2012 at 3:13am Oh an if anyone would like to know the landman that my dad is dealing with his name is Eugene....sound familier to anyone?
Permalink Reply by Pam on July 5, 2012 at 4:53am Just found out after reading my dads paperwork myself...this is Carrizo only. CX is not a part of the offer...they are the ones he found have landman for profit.
Permalink Reply by Mike C. on July 5, 2012 at 4:58am Correct. Halcon and Hillcorp are tied to CX. Carrizo is not. I just looked and it looks like Carrizo so far has the only Utica permits in Mercer. They have two in West Salem.
Permalink Reply by Pam on July 5, 2012 at 7:15am Well now they have three....its on the court house records. I just needed to make sure this was all good for my dad. I am also on the deed but have not had time to review until today what the offer was. And of course to make sure it was not a scam. Glad to find he didn't pad anyone pockets for the deal...LOL. Again I will take any other input that anyone has!!!
Permalink Reply by Jim Litwinowicz on July 5, 2012 at 8:55am Just to be clear, Cx has done deals with Hilcorp and Halcon as well a ten other companies. Cx is not "tied" to any company but acts a landowner agents, helping them to get a good deal.
Pam; if you are as confused and unsure about this as it appears, you need to sit down with a good oil and gas attorney or someone very knowledgeable about gas leases and all the issues involved. Spend as much time as possible on this site, search the web for other sites, talk to friends and neighbors that gone through the process.
If you have any substantial acreage, you are about to make a decision that will affect your dad, you, your children and even your grandchildren. You may only get one shot at doing this right so be vary cautious and make an informed decision before signing.

AboutWhat makes this site so great? Well, I think it's the fact that, quite frankly, we all have a lot at stake in this thing they call shale. But beyond that, this site is made up of individuals who have worked hard for that little yard we call home. Or, that farm on which blood, sweat and tears have fallen. [ Read More ] |
