ALOV and Northern Trumbull County- Updated Discussion to include BP Lessor's and Bonus money Payment's

Hello all!

 I have been doing a little research and speaking with friends and neighbors about forming a group to address the needs of those of us not yet represented by a landowners group.

This led me to call ALOV after hearing that they had accepted some acreage in Trumbull county.

I paid little attention to ALOV earlier as their website did not list Trumbull county as an area of interest, although the work they were doing was certainly of great interest to me.

 From what i gather there was a cut-off of June 30 for sign-up with ALOV, they extended that and also had a meeting at RD banks Chevy in Champion. This may not be news to some of you, but i had not come across the posting until after. The word i got from an individual at ALOV was that Chesapeake set a northern geographical cut-off in Trumbull county of St.Rt.88, again this may not be a newsworthy flash to some. Many landowners attended, more than expected according again to a source at ALOV, and signed up their acreage.

Now heres the news, ALOV has agreed to start a "Waiting List" of still more interested parties from areas north of St.Rt.88. If you call them with name, address and phone number they will put you on the list, and depending on level of interest, they may choose to represent us as a group in a similiar fashion, with the same or even better terms to Chesapeake, or another interested party.

So call up ALOV, their number is listed on their site www.alov.us , and ask to be included in their next go around. From where i stand why re-invent the wheel, they already have done the groundwork and have the attention of the industry on favorable terms, lets ask them to either start another "Pool" to include us, or come work with us to the same end.

 Hello again to all my fellow Utica Shale Owners. I Just stopped in to ask if there were any who signed with BP from the ALOV Northern Trumbull county group, that resulted from these efforts, still around.

Has anyone had any conversations/correspondence from BP concerning title defects, or other issues that would delay payment or affect your lease, or gotten a check for Bonus money?

DM, Thanks for letting us know this. I am sorry to hear your luck but I really hope you can get this cleared quick. Good luck from all of us.

DM, thanks for update us on how the defect letter comes.  We had an old agreement with Atlas Energy from 1980 but they never paid or put a well on the property so I'm sure that this is why there is a delay with my property.  I don't know how to go about clearing a defective title and I've heard that it costs anywhere from $1200 to $7000 to fix it.  I've been holding my breath every day as I open my mailbox, expecting there to be a defect letter from BP.  At least now I know that even if the FedEx truck comes, it may not bring the good news I so desperately need.  We did speak with the guys doing the geophysical survey and he said that even if BP doesn't want the land, there are other companies out there that would be willing to work with us to clear the old lease.  At this late date, I'm just not sure whether BP is going to follow through on their agreement.  I need to take some time and sit down and reread the lease to find out what happens if they go past the Oct.1 deadline without paying.

Any suggestions on who can handle this sort of thing would be greatly appreciated!

I had a similar issue with an old undeveloped, unpaid lease with Atlas that a prior owner / family member signed with them back in the 70's that was still of record.  I reached out to Atlas and finally spoke with a Director of Land Administration at their Pittsburgh office that confirmed the lease was one that "slipped through the cracks" and was not otherwise in production, valid or assigned to Chevron.  She then provided me with a release to file in the public record.  If you contact me privately, I will be happy to give you all of the contact information I have for this person ( I just don't want to publish all of that contact information here without premission).  I have also handled similar situations for clients of my law firm in instance were the lease could not be so easily resolved utilizing the statutory methods for dealing with these old leases.

My property was divided from a larger parcel. My grandmother had 100 acres. My parents were the first to build on a little over 5 acres. I built years later on just under 5 acres directly adjacent to my parents, divided from the same larger parcel. My parents were paid in August. I cannot foresee that there could be any defects. I do worry that we are just under 5 acres so maybe they will skip us but then again many neighbors have signed with BP so why leave us out? Paranoia at its best I guess. Any news is welcome though; silence is maddening.

got mine yesterday. have paitence & don't let idiots & naysayers get you down. ALOV has come through no matter what Fang wants to run his mouth about. i believe he probably didn't have enough acreage (5 acre minimum) to sign with ALOV and now he wants to bash them. no i do NOT WORK FOR ALOV OR BP

Congratulations Eagle. I Hope ALOV and Bp follow threw fully. It would seem at this point they are committed to finishing the deal in its entirety. I could see them having a time issue (Hopefully wrong) and if so I hope they handle it professionally. Even if everything goes as planned I am still curious if they could or could have weaseled there way out of part of the deal. Not that it would matter to those who are part of the deal but maybe it would help those in the future who are working with a less reputable company.
